    Estate agent bullshit... what's your story?

    While househunting last month I was taken by how fucking thick most of the agents were when it came to me saying "Must be in a quiet area", yet they still insisted on taking me to properties in gobbing distance of major highways so they literally shook every time a lorry went past.

    I was taken to one property, bit out of town, and was thinking it might fit the bill when the neighbours cockerels kicked off (at 3pm!).

    Bit of a joke really.

    So I larfed when I saw this story from the currant bun about a property listed as:

    "With private compact courtyard garden, its easy to say that viewing is absolutely essential to do full justice to this property."

    Apparently it's this!

    ...looking for our present condo, we told the real estate agent: high floor, new building, river view, easy access to city transport...after 3 tries, we dropped the agent and did "our own research":

    First attempt: the agent brought us to an oldish building adjacent to a highway that ran very near the 3rd floor community room: heaven's doorstep for a group of decrepit farangs reading, smoking...and waiting...

    Second attempt: oldish building near the river next to a sewage draining klong...balcony unusable...

    Third attempt: oldish building tucked into a crowded urban moo ban off Thong Lo...we were alerted to the mosque next door when the afternoon call to prayer began...

    I think TC makes a good point about agents not listening to their clients brief. “Do your own research.

    I used the system here, where monthly rentals are often high priced, and better deals can be had on one year contracts. I moved 4 times in the first year on monthly contracts. My current deal is a sub let and I have been here 2 years.
    As my current deal expires and the owner wants silly money, (pre-pandemic 3 year contract) I will be moving to an annual deal very close to where I am now. I have inserted a clause in the contract to review at the six month point.
    Everywhere has the same issue in Asia. Owners think their property has a high value, the pandemic is over, and tourists will flood back very quickly. There will be plenty of long term empty properties around later this year.

    The main difference for me, is government attitudes. Thailand is desperate for a quick fix. Indonesia can’t do that, so they are trying to beat the pandemic first. Upcoming G20 presidency later this year is probably driving their more cautious approach?

    Which is completely useless if you are not in Thailand to do either. Anyway, a friend of mine alerted me to a great deal in their building, which I was all over like a cheap suit.

    Now I have a base. And it's in a quiet area. And it's cheap.

    I might even stick with it.

    The internet is shit for housing in Thailand. I found a place advertised for 200mill baht near me and I live in fucking Samut Prakan.

    Shirley everyone gets a month in a nice hotel and takes it from there once on the ground.

    I was househunting for a month. I know the area. I have friends in the building. It's a nice apartment next to the mountain.

    What's not to like?

    Many years ago I decided to buy a property in vientiene
    So we went looking.with an agent. The first place she wanted to show us . She couldn't find we drove around for about her and half. Fuck it . Show me the next place. We got there and I was impresses. So I said . I'll take it. Oh sorry sir. It's already sold. WTF. Agent brings me to an already sold property

    when i got my Condo from da Interweby thingo i rang da agent ta go see it eh.

    Next morning da fuko was there with the owner, i snaped da fuka up for a nice covid discount eh. Da owner fookin spewed bullets cause he had to pay da agent 1 months rent for fook all.

    Da dude should of just put his # in da add and i would of rung him direct.

    Just sayin eh Arry.
