The air pollution has everyone coughing in the office. I can't wait to fuck off.
Leaving Singers next week for a few days family time in Kanchanaburi before starting work in Bangkok on 11th Feb.
Does anyone have any tips on renting in Bangkok?
I'll be looking at a 1 or 2 bedroom condo in the area around Saphan Khwai BTS / Pradipat Road. Nothing big or fancy as it will just be for my use most of the time during weekday evenings.
I have a couple of weeks hotel accommodation paid for by the company but I will need to find my own place to stay after that.
Should I engage my own agent who speaks English to help with my search? Would I be expected to pay the agent commission?
Where can I find such an agent? My employer put me on to a French lady property agent but she only deals with high end expat rental properties - not what I am looking for at all!
My wife is Thai (but she won't be staying with me except on some weekends and our daughter's school holidays etc).
Is it better / easier to put my wife's name on the rental contract instead of mine?
Anything I should be wary of when dealing with landlords / rental contracts etc in Thailand?
Many thanks in advance for any advice. Cheers.
Yes.
No.
Will save you time and energy, and possibly get some property options you wouldn't find yourself.
The agent should be paid by the owner of the unit. Typically the first month of a 12 month contract, 1/2 a month's rent from a 6 month contract, taken when you pay the first month + 2 month's deposit.
One thing that immediately springs to mind is the completion of TM 30's, and your future landlord's availability/willingness to complete them.
If ya wanna make ya shit easy Fatboy you find the Gaff and then put everything in ya Bints name.
Its only a rental and makes things real easy.
Bypass all dealings with the retarded Thai.
TM 30 is still on the books regardless of what that other pleb might tell you.
Definitely put your name on the rental agreement, for opening bank accounts, getting a driving license, buying vehicles etc.
Your 2 weeks in a hotel will afford you plenty of time to find a place. Renta bike and have a look around for places with for rent signs. Craigslist.th and dd property are good places to look for rentals.
Its normally about 3 months up front. If you are gonna leave early, don't pay the last Month, you won't get your deposit back.
I agree with Dill on this - your name on the rental. Doing things when working is slightly different from doing things when not working.
As for the agent, fuck those parasites off, you will be able to haggle 10-20% off yourself without one.
go around for 1hour, walk or motocy, find a nice building in some soi, go to front desk and ask for their rental office, signup lease within 1 day
take those nice condos like 'The Room', they seem to be everywhere in Bangkok, should be about 25K THB for a small 50Sqm
Sansiri, and Noble have a few nice condos around Bangkok, with bargains to be had
check Noble, SUPALAI, and Sansiri on Google or go on their corporate websites, they will list their properties location, with pics etc...
Anyhoo, back to the pressing matters.
Don't worry about an agent. Go to Google and look for Lumphini Condo or Lumphini Ville.
Here is one in the area you are looking...Google Maps
They normally have a few buildings in each complex with a notice board displayed at each entrance with condos for rent by the owner.
You can set up to view 5 or 6 rooms of your choice in the same afternoon and be out for beers before sundown.
Black diamonds? I shit 'em.
