    AirBNB

    Hi,

    Of course I've heard about it but I've never used it and thought it was just another modern day computey operated finglefangle that I'd never understand like face-page or witter and so on.

    But, a mate started talking about it and caught my interest.

    Have any of you lot used it, offer it or have experience of it.

    I'm a bit interested.

    I've got a good friend using it to great success, mind his property is in a fantastic location with high demand.

    I'm going to try it with my Patong condo, which is a super location.

    It seems a good idea if you have a big family and would normally have to fork out for a couple of hotel rooms.

    Other than that i dont see the point.

    Are you thinking of putting your place on there CJ or renting off there?

    Vaguely pondering putting this place out there.
    I don't think i'd rent an ABNB. for ourselves, but who knows?
    I quite like decent hotels.

    Intrigued with the idea of this place being put up for rent.

    Befuddled anyway.

    Coming over next year with a view to buying a property to do just this... I would say it looks like a fairly airtight investment, but, you know...

    Have stayed in a few airbnb properties on the Continent, they invariably offer much better value for money than hotels.

    We use their services all the time. As a matter of fact the girlfriend has chosen four different places she wants me to review today for a seven night trip down south (Thailand). Diving trip early next year.

    We just got home yesterday from a four night holiday trip in South Florida where we stayed at a lovely Airbnb. And just a couple weeks ago we were in New York for a week to see three different plays. The place in New York was wonderful. I priced it out. The newly built apartment was worth anywhere between 1.7 and 2 million and we were staying there for just more than 400.00/night.

    A warning some of you should give particular attention. You get to rate the apartment after you have left,….you know like,…….the apartment/home was everything it was advertised to be,…..wonderful place to get away from it all,……..etc. You can read what others have written about their stay, before you decide to rent.

    But,…….And a BIG BUT for some here at TD, the home owner/apartment owner gets to rate you after you’ve left the apartment/home. The owner might write,………..the guy was an azzhole/pig, didn’t follow the simple rules that were spelled out, was disrespectful to my neighbors, loud, drunk, abused the furniture/appliances. I would not recommend anyone renting to this person,……EVER.

    So be careful with others property/valuables. Treat the place better than you would treat your own home. You are a guest.

    Unlike here at TD,…..reputations matter at Airbnb.
    Keep your friends close and your enemies closer.

    Never had anyone say/write anything bad about us. Most renters write that we are welcome back any time and we were great guests. Would like you to see the girlfriends Airbnb profile. Most would be envious.

    I was talking to a fellow here on Samui and he rents a house he owns here on AirBnB and he had only good things to say as an owner. I have since become a member.

    Is this a house or a condo you are offering....cuz there could be zillion issues with a condo in Thailand.

    I am trying it for the first time on a upcoming Christmas trip to the wilds of Tasmania staying in strange punter's homes.

    If you do not hear from me in the new year then I am possibly being held in a backpacker torture chamber basement (renovated for better class AirBnB punters of course!) somewhere near Cradle Mountain or dismembered and wrapped in plastic sheeting and weighed down with chains at the bottom of Lake St.Clair.

    Someone in my block in Bkk tried it. They got away with it for about 3 days before security got suspicious at the stream of Jap backpackers turning up without a security card asking to be let in (you only get one card per condo)

    They'd all been told to say they were his friends and were looking after his place.

    He got chucked out a couple of days later.

    I list a couple of UK properties on airbn. As a platform for owners I find it creates extra work that I don't get with Booking.com. Also a large number of enquiries are from
    scammers. We were only getting 5% of our total bookings via Airbnb. I now deliberately price it at 15% above standard rates purely to encourage direct bookings and bookings via more user friendly OTAs

    i have ratings of 9.7 and 9.9 on booking.com. Airbnb punters are more subjective in their ratings, often wanting hosts to be their best fucking mate bs. I just deliver well furnished, smartly decorated properties with 5 star hotel quality beds and toiletries. I sun contract all other interaction to a £10 an hour housekeeper. If they want insiders guides they can use google.

    For Thailand, pretty sure this is not legal. There are all sorts of obligations for hotels, like reporting TM cards to the police etc, and these places are considered unlicensed hotels.

    Condos also can have rules about this sort of thing.

    As always in Thailand, you can probably do it (letting your place out) with no problems, right up until some one decides to make it a problem......

    My experience is limited to looking into it for a few (past) vacations and eventually opting for the much more straightforward hotel option(s).

    It boiled down (mainly) to extra work on my end in the form of unanswered inquiries and (for some accommodations) it not being clear whether I'd be "breakfast and bedding" it as in: sharing space or if I'd have my own personal space...I've since noticed that most ads do make the latter clear from the start.

    It seems as if Air BnB has put a huge dent in the hotel industry as a whole (much like Uber did to a large swath of metro taxi services), though, so somebody's doing it "right."

    We (those who prefer hotels) can benefit from bnb's boon in the form of hotel deals, special offers, reward points, etc. according to a colleague who's very 'up' on such things.

    Also, booking.com does seem to cater to similar operations in that I've seen a surge in apt. rentals through them in a number of different (appealing) holiday destinations.
