Amazing news - my mad ex has finally sold her hotel

It is with heavy heart that I must report that my dysfunctional and mentally-challenged Thai ex (2nd wife out of 3), has apparently sold her hotel and land on which it is located, to some unsuspecting, naive Thai family.

The property (land) was close to being repossessed by the bank, due to non-payment of the mortgage by said ex.

I understand that the profit she obtained from this sale is marginal, (well, she would say that, since she still owes me 150,000 baht).

She says that she is going to downsize (because all her family now refuse to help her 'cos she's mad as a coot), and will open a small guesthouse/hostel for unsuspecting tourists on their gap year who still think all Thai people are lovely, and that a Thai smile is genuine. (In her case, the smile appears just before she physically attacks her guests, which she has done on several occasions).

So, if you happen to spot a new Phuket Airport guesthouse listed on Agoga or Booking.com, and you're looking to stay in that location,.... be afraid, be VERY afraid.

PS - This is the property that I built a few years ago and which I featured with construction photos in a thread on TD called 'The Country Resort'
Groping women when you're old is fine - everyone thinks you're senile

B150K isn't much to work with, especially in Phuket.

Best she looks around for unsuspecting investors or next Farang hubby.

LoL, I think he means Phuket.

The new Thai owners are going to change it to monthly-rent rooms.

I previously did some spreadsheet calculations about running the place on a monthly-rent basis. The figures didn't stack up for a profit. But what do I know?

Er.. it has been a complete dump for months, if not years.

    Here's the latest Tripadvisor review:

“Do NOT book this "hotel" - You will be very disappointed and very angry.”
    Reviewed 3 days ago NEW

I stayed at this "hotel" in 2014. Then, it was nothing great, but for one night stay before very early morning flight, it was adequate. Now, it is really terrible and no one should voluntarily book this place.

It is has only one good feature: it is very close to the Phuket Airport. If you have only a backpack, you could walk to the airport in about 35 minutes.

Previously, there was someone at the "hotel" to greet you and show you your room. Now, no one except occasionally an elderly man who speaks no language but Thai. Last night at about 11 p.m. a German knocked on my door. He had a prepaid reservation but no one at the hotel to accept him. I found him an unlocked room and he stayed in it. He left in the morning having never seen anyone from the hotel.

In my room, the TV did not work, but the air conditioner worked. In the German's room, the TV worked but not the air conditioner. There is no soap or shampoo. There is no bottle of drinking water, and no where to buy one without 15 minute walk. The Internet WiFi signal is strong, but the password written on the small fridge is incorrect (both rooms)! The German had a tea kettle while I had none, but unless you bring your own tea or instant coffee it matters not because none is supplied nor available for purchase nearby. Even if you can make tea or coffee there are no cups to put it in.

My room has no key, the door cannot be locked from either inside or outside. Same with the German's room.

In the past, soft drinks and beer and snacks were available for purchase, but no longer. There are no drinking cups supplied. No clocks. No wake up calls. No transfer from or to the airport, free or otherwise, provided by the hotel. No phone number to call for assistance!

There are three lights in my room, only one works. There are no chairs in the room.

The mattress on the bed must be 20 years old, it is completely worn out, the springs poke me in the back.

A woman, presumably the owner, did appear hours after I complained to the elderly man. She told me the hotel is a loser for the owners and they want to sell, they have no money for maintenance or improvements of any kind. She could not make my TV work. When she found out I wanted a "late checkout" in the afternoon, she insisted I pay for another night. I negotiated a 50% discount and in the morning she brought me a tea kettle, instant coffee, a cup, and a bottle of water. She agreed to provide transportation to the airport for the charge. She gave me the correct WiFi password ... she knew it was written wrong in the room, but didn't seem to care and made no effort to correct the wrong information!

Note: In about 15 or 20 minutes, you can walk to the main street where there are many restaurants, 7 Eleven, Tesco mart, taxi stand, and every sort of thing and service you may need. There are also a few hotels in the three or four block area that surely are not much more expensive than this dump but cannot be worse.

Room Tip: There are no "good" rooms. I wouldn't let my dog stay at this place."

This was the property that my ex paid me to build for.

Where did it all go wrong?

Well, apart from my ex being madder than a green coot, it all went wrong when she decided to buy the land on which the property is located, (she originally leased the land for 20 years).

I was living down the road at the time and checked the figures for the bank loan that she would need to buy the land. Based on her low season income (most pessimistic figures), I told her on no account to sign a mortgage agreement if the monthly repayments were more than about 30,000 baht, because the business would not be able to afford a higher level of repayment (after all her other bills etc had been taken into account).

As is the norm, my ex totally ignored my good advice and signed up to a mortgage with month repayments of more than 60,000 baht......

When I heard this I told her that her business was now fcuked. Maybe it wouldn't go bust this year, but I guaranteed her 100% that her business would fail with those loan repayment terms.

Anyway, the good news is that she no longer asks me on the phone for money because she is then unable to hold any further conversation due to my loud peals of laughter.

    Update:
OTOH, the little hotel in a similar location that I and ex #3 built (The City Resort in the TD forum building threads), is doing fine. I originally built 3 guestrooms and the reception area. Although my ex and her brother (real brother!), knew nothing about building, over the years they have built 5 more guest rooms and are just about to build the final 2 guestrooms that the planning permission permits. The hotel regularly gets very good customer reviews.

But even she would like to sell up, because the long-term outlook for tourism in Phuket doesn't really look rosy.

    typical Thai mindset,
I'd usually agree with you, but not with this ex #3. She works very hard and has built up her hotel from 3 guest rooms to 9, with 2 more to be built next month. She is the total opposite of my ex #2 in all aspects.

    Viz:
    1) ex #2 is lazy, ex #3 works hard
    2) ex #2 can't be asked to learn English, ex #3 speaks very good English (and Japanese)
    3) ex #2 physically attacks guests when criticised, ex #3 can accept criticism and even apologise
    4) ex #2 gave me almost the best sex that I've ever had (the BDSM experience since then was more fun), ex #3 was totally crap at sex and grimaced her face like it was the end of the world

If you want a good business partner, then go with ex #3

If you just want a good rodgering, go with #2, but be prepared to pay for it

you lost 2 hotels that you paid with your money ?
Not strictly correct - I lost 50% of my investment because the hotel sale proceeds were equally split between us.

...and yes - why have all these old threads been re-activated?

hello, I am starting to build bungalows and I am wondering if later I should build some guests rooms.
Would you do it again or was it a real bad experience ?
Why not having built more hotels since ?
    Thank you.

There's an even better one about my old hotel when the drug-crazed Thai night manager brandished a loaded gun and chased 2 petrified Chinese ladies through a nearby wood....

Update: - To answer the previous poster's questions:

My hotel businesses worked fine until they were fcuked up by Thais (wives or staff).

I wouldn't do it again because it's almost impossible to do any business in Thailand without the assistance of a Thai person, (for legal reasons or other).

I'm returning to live in Thailand next month, but will be teaching online, not requiring the input or assistance of any Thai. Thus - this venture has a chance of being successful.

But I am thinking seriously about getting a Burmese GF/wife.....
