Golden rule of investing, it's easy to buy something ... much more difficult to sell.

@dickie - one of my colleagues visited Tokyo very recently. It was a work/leisure trip, and he went w/ friends; 6 in their grp (mixed genders). I bet there were a few gender benders, like you. Lol. I also asked him abt the prices of stuff, and he found it generally exp. This guy has been to the US & another SEA country, so it wasn't his first trip abroad. He also said that Japan was very efficient - the trains, buses, etc. But said also that they won't adjust in terms of language. Most ppl in the streets (in Tokyo) didn't speak English. At least from his experience.
Take note that my colleague earns in pesos, same as I do, which isn't a strong currency (and we know it!). I think most working class Pinoys (not the hi-so) would find Japan exp.
Anyway, just sharing what I know abt my colleague's Japan & airbnb exp. I think there's room for growth re: airbnb in Japan, esp for those wanting to save on accoms but still want to experience nihon-land. Cheers!

Bear in mind, 'my Japan' is limited to Fukuoka prefecture - which is a world apart from the prices of Tokyo.
Also, I am coming from one of the most expensive cities on earth (Auckland) so to me, an $8 huge bowl of Ramen noodles is reasonable as it would be twice that here, much cheaper in Thailand (but far inferior quality or ingredients IMHO). So still good value.
In Fukuoka I can rent a nice, modern, brand new house for around $800 - $1,000 NZ per month (even cheaper in Itoshima) The same house in Auckland, would be almost that much, per week!
so rent is around 60-80% cheaper in Fukuoka.
Meat, veges, consumables, etc... we estimate roughly 30-50% cheaper than here in NZ.
and most importantly, my dream house is $300,000 in Fukuoka and 3 million in Auckland lol... so 90% cheaper (and higher quality construction to boot!).
I just think we all here can just advice you but we all not go to live with you..cuz this is your life...only you and you wife know what to do in future..she is who will live with you till die listen to her and decide...and keep some good advice here to adapt with it...na jaa ...say hi to your wife from me hehe
NZD, here are my thoughts. I had a plan more than 10 years ago to go to Japan and teach English right after college, life got in the way and I have no regrets but always wondered about Japan, I had spent 6 months there way back when, and did a couple short trips over the last 10 years.
This year did a couple short business and leisure trips. Still love Japan after having traveled many places. I am leaning on moving there in the future after some more due diligence and exploration. I will keep my place in Bangkok, I still love Thailand but I think there is more for me in Japan.
I am in a similar situation to you regarding real estate. I grew up in a nice part of Los Angeles, it is minimum $1M to buy anything there...other parts of the south bay of LA that are decent are well over 500K and anywhere else is a shithole for the most part.
L.A. is total 3rd world now, and if you buy your overpriced shithole you get to pay stupid taxes on it forever. Our corrupt gov't flooded the place with 3rd worlders that provided cheap labor but basically destroyed everything else including the social services. Our criminal Fed Reserve has kept cheap money flowing which has blown the RE bubble to stupid heights....unless you make over $200k plus a year or have help from parents who bought way back when you are not going to buy anything in a decent area...or if you do you will spend the majority of your income on housing. Places like the bay area and sf are even worse than LA.
Now lets contrast this with Japan. For better or worse they are not importing people to deal with the population decline, and they are smart to do this. Look at what is happening in Germany, France, Sweden etc...fucking idiots importing people who will not assimilate, add nothing and are a drain on the system.
Real Estate to me in Japan save for Tokyo seems very reasonable and overall I think Japan offers excellent value.
Things are clean!
The roads are in excellent condition.
Wonderful public transportation.
No graffiti everywhere, or gangbangers in beat up civics driving like assholes (think L.A.)
Very little crime, it is safe and peaceful.
The people are exceedingly polite and gracious, especially so in businesses.
So to me, Japan offers excellent value and home prices are reasonable. More expensive than Thailand, but when you think of what you get for the money Japan to me is a much better value.
