Building a house on in-laws property

In the not too distant future, I will be having a home built in Sisaket province, on the in-laws property (best idea I'm sure). Just wanted to know if anyone else has done this and what legal processes I should know. Can I put house in my wife's AND my name to protect myself? I know property would be in her families name,so there's nothing I can do about that (right?) In the event of a split, what would be mine as far as the house? Any feedback appreciated, especially from those that have already been there done that.

Yes as long as they are in Thai you should be ok.

    Sorry I couldn't help it.

But if it were me and I had a real concern I would seek council from a reputable Thai property law Lawyer.

Just curious but how does it work in Texas when the wife shows you the door?

I had to read this one to my GF not for the content but because she saw the ad for the Thai models. So I had to explain the forum concept and your question and swear I was not chatting to Thai girls.

Honestly, she said it's quite simple. You take her, your wife that is, to the temple. She drinks some kind of water and holds one hand up to the side of her head and swears ( saban something something curse that your body will swell up like a baloon and death follows if she lies) that she will not steal from you.

I'm finding it hard not smirk and am basically laughing as she is trying to explain all this to me. She really believes this load but does admit that it only works if your wife is Thai/Issan or Lao Issan.

I love this shit. She means well but sometimes I really wonder WTF. Get the Lawyer. I'm still laughing and she is puzzled as to why. No fooling. Good luck buddy.

In Texas, everything purchased after the marriage is community property, to be split evenly. No alimony. Everything you had before is yours.

Ok first is the saban at the temple and that's it. Then when she throws your ass out you take her back to the temple for the saban geen nam ( holy water drinking bit) and if she has lied about loving you forever and not stealing from you, the swelling is soon to follow.

Like I said, get the lawyer. Now my GF wants to talk to your wife. How do I get myself into this shit. I'm still laughing at this. She is serious. No joke and I can't stop laughing.

Ok so Texas is about like most states.

Personally if my Gf and I ever split I will walk and expect nothing from her or her family. I'm just being realistic.

Some guys build some really nice stuff so it would pay to do your homework first. Cover your behind and seek a pro in the field.

Their are some wise guys on the board. As i'm sure you have figured out already. You are not the first to field this question. Expect a wide range of

    answers.

If you do build be sure to do a pic thread in the construction section. Heck you may even get some serious responses to the op. Good luck.

There was an English guy who lived locally who built a house on his MiL's land. Unfortunately he and his missus broke up. The MiL wanted 400,000 Baht (10 years ago) for him to get access to the house. (Cutting this short.) He got an excavator to bulldoze it after selling off the reusable items.

This is why I want protection. Even if you treat women better then they have ever been treated in their lives, some don't understand what the other side is until they lose you and find out the hard way. Again

    Freddy boy,

The only protection you will ever have in monkey town is to buy a Condo.

If ya gona build on teraks mums land consider it a donation of funds.

Say you make a budget of 1 million baht all in for a two bedroom Gaffer, if it goes South this is nothing to lose.

My mate has built in Si-saket on the wife's mums land and spend only 700 for a nice little gaff.

Just do that and don't build a fookin Mansion.

    Good luck with it Dude.

Fred, build a house on the outlaws land, then it's their house, sorry to say a condo is the only legal safe way.
You will get the no problem, no one cares, the village idiot will witness to the fact it's your house.

First question you should ask, after excepting you will get nothing if it goes tits up, who is getting the planing permission to build.
Your MIL may not even really own the land, it could be no title possession or crown land, it just goes down hill from there.

Don't do it, but if you do, think of it as a bonus to having the girlfriend, once she has gone so has the house

I wonder how all the other married expats live in nice houses there. I guess we're all taking a chance things stay good.

most of them don't build on mil land, or they have a company, or are willing to take the risk, some have 30 year leases. all a risk, it hust depends on how much you are willing to risk.

Yes, I guess I could spend more and build on land that others own.

I live in a huge six-bedroom house on a large hunk of land. Everything - house, other house, other land, cars, motorcycles, etc is in my wife's name as I will almost certainly croak first. As I planned it. But, we've been together 26 years and I don't see that changing. Knew her ten years before we got married. We built the house after we'd been together 18 years.

    Sorry, Fixed that.

The only way other than knowing your wife is a university graduate, can take care of herself if needed, and is fluent in English so you can have an in depth talk about your future plans. I got lucky. Kids in university in California. 25 years of marriage this May.

Many will lose it all if things go tits up in the marriage. Some have themselves protected by way of 30 year lease on the land and proof they paid for the house by way of bank transfer records.

If you do still need same. Lease and proof you paid for the house. Not a bad idea.

Might be best for them to purchase a little land near the family plot, if the missus feels the need to be close to the family, and build from there where one has more control of their lives. Or have the proposed land parcel ceded/sold to the wife and yourself.

There are tonnes of instances - fortunate and not so - where said Farang builds and subsequently lives on extended family land. Not always an insecure and uncomfortable situation...more so that these instances have high attentive status and we hear about 'em. Many have done this without any troubles whatsoever.

But for security, keepsake, and less desired anxiety/problems - I wouldn't be building on extended familial land that one doesn't have too much say so or control.

So if the falang has all that stuff covered can the Bints Mum stop him from crossing her land to access his house. ?

    I always ponder this question.
