    As a foreigner buying land in Thailand, you should only consider land that comes with a Chanote, Nor Sor 3 or Nor Sor 3 Gor. These can be sold, leased and used as mortgage collateral and are the only titles over which a registerable right of ownership or lease can exist. "More importantly, you cannot apply for or obtain approval to build on such land without one of the aforementioned titles. In any event, make sure you have a good lawyer look over the paperwork before you commit to anything.

    I think they were several instances where Chanots have been cancelled because they were issued fraudulently..
    In Phuket, where an "unfortunate" officials commited suicide in his cell when he was investigated for that..

    Some other stories are indeed more a matter of lack of homeworks, but the few ones involving fraudulent land title issued by authorities disturbed me the most.

    I found it quite creative from the agency to renounce demolishing illegal resorts in exchange for a rent...no cost involved for the agency, get a stable source to garner budget.
    .well yes they would thus fail their mission to protect agricultural land but ...well the profit is good so...

    Most of laws/policies are turned into a money-making stunt...

    Tessaban is town, it controls land use in the town limits, same as a village controls building in it's area. villages and Tassabans are residential areas by there very nature.

    Once you leave the Tessaban or village jurisdiction, they have no say, land is under the control of some other agency, could be the amphors, orbitors, but most farmland is controlled by the Land development board.
    You need their permission to change usage and not easy to get land rezoned.

    Well for example, that chap in Phuket that lost $1m in properties discovered that the land office was but one of many fingers in his sizeable pie that had acted illegally.
