There is a section on this forum which shows free plans. I like this design. Ignoring the cost of land, is anybody able to give a reasonably accurate of building this house in Isaan, please ? The cost is to include labour and materials of a good standard.

I like all the houses and I think it would be helpful to others if some sort of "cost" figure would be attached to each of them.

I am unable to read the Thai plans. Is anybody able to tell me the size of my preferred house in square metres, please ? If it's a bit on the small side, I might consider one of the bigger ones. ( It looks pretty big to me ).

The 2nd floor looks to be around 59.5 sq meter, where the bottom is 42 sq meter if you don't include the open areas.

I think the big flaw with this design is the exposed deck (if made from wood). While Thai wood does a good job of resisting rotting, it does it best when the water cannot sit on it for a long time.
While it may not be totally traditionally Thai is some areas, make sure that ever thing is under a roof with very wide eaves.

I can't remember exactly now but there is an approx figure of B7000 - B9000 per sq m for moderate standard building

might have gone up due to increased labour costs

So true. There are a number of such house plans in a spectacular housing estate north of CMai.

There, all central upper outer floor areas have a large open cut to a garden below. Wide eaves and a larger area than the OP's design enable dining and relaxing outside sheltered from the rain and the sun if need be.

On the positive side. This forum and it's members, supplies a wealth of knowledge on building in Thailand. Wish i had found it before i took the plunge. Read a lot, and go slow. Now the money. No one can put a number on it due to the variables in labor and middle man cost. The materials are a constant with minimal variations.
I built a 2 story 1600 sf all inclusive for a mil baht in Esaan. The key is finding skilled labor to your acceptable standards. Next, forget Thai design. They are idiots in that arena.
Use your common sense selecting non heat gain materials instead of cheap grey blocks and copy wood. They love that shit but you will not. Isolate your ac sleeping area in the shade, double insulate it all around, inc windows and doors. Go Bali with 3m ceilings and tall open area window where possible. GoThai Kitchen outside separate from your main living area.

Thats strange you say about their design of housing is rubbish, it contradicts what seems to my understanding of Thai traditional housing. I would add that maybe your confusing the cheap and unconcerned nature of Thai people to putting a more comtemporary house together, for keeping up with the Jones's culture.
Also walls arent as important as roof, if you build a roof with wide eaves shading the inside of the house. Then concrete blocks are fine especially if doubled with a cavity and fibre batts.
But a wood or bamboo house is preferrable for cooling, natural eco sensitive living, and character in a house.
There are many Thai books you can give to a labourer as reference, they are cheap and can be a guide for you both as they are illustrative.
These are based on my experiences of buildong in chiamgmai over the last 2 years.
