Rawai/Nai Harn is in severe decline at the moment, with many residential and commercial properties up for sale or rent. If you're a cash buyer, you shouldn't have a problem, though looking at some of the local adverts, most are still expecting what they paid X amount of years ago. Not going to happen, the buyers just aren't there.

Phuket is the last place you want to think about investing in at the moment.

Phuket in general, and Rawai/Nai Harn in particular, is in severe decline in both the residential and commercial property market (sales and lettings). There are so many properties being advertised there, the market's saturated, and no buyers on the horizon.

Last place you want to invest money at the moment is Phuket.

The Phuket property market has collapsed, both sales and lettings. The only real movement in the renting area at the moment seems to be existing expats downsizing to cheaper properties, and buyers for residential properties have disappeared.

Surprised you've come onto this forum if you're seriously looking for a Phuket property, and I would think very, very carefully before making any kind of investment in Phuket at the moment.
