    East Pattaya

    Managed to get a repatriation flight from China so am currently in quarantine in Bangers.

    Will be moving to Pattaya on release.

    East Pattaya seems my best option house/life wise so was wondering if any of ye had advice on the best areas to look?

    The wife wants to go cheap and get a gaff for 15k but I can't see anything decent for that. Hoping 20-35 will get a much nicer spot.

    I spent last weekend on the East side of Pattaya, having lived there for 15 years previously I was surprised how much the area had improved, great bars and huge choice of restaurants, you are in a great position for renting, there will be some bargains out there for sure, best bet is to get on a bike or hire a car and drive around for a few days and find somewhere, the choice is huge, good luck.

    My fave area is around Mabprachan reservoir/ Chicken crossroads vicinity, but I guess it would be because I lived there. You can get something passable for 15K, 25k quite nice. Pattaya real estate agents tend to be pretty useless, so don't be shy to ask around locally.

    Yeah somewhere nice for a family of four for 15k would’ve been a bargain 20 years ago.

    Must be a renter’s market now though, so 20-25 might do it.

    Of course, depends how you define nice. You won't get a pool villa for that price obviously, but you'l get an OK bungalow in a gated community.
    Actually if you want a local lass to show you around some places (married to an aussie) PM me. I've found her more useful & proactive than the farang agents.

    Ya, I've had a look at the major estate agent sites and it seems 20-30k will get a nice house. Also assuming that we can play hardball on the price as the rental market is fuct at the mo..

    Nice = 3 bedrooms+, communal or private pool, open plan living area, carport, small garden too.....not much to ask for

    The difference in price between a communal pool and your own is large, but you probably know that.

    Sounds like a good offer from sabang.

    It's not as vast as you think Ciz. Only about 5k a month it seems. I wouldn't consider private if maintenance wasn't included however. I had my own pool in Brunei and it was a fekkin nightmare to keep clean.

    Damn right you can. Seriously, I'd be offering 50 to 60% of the ask on long term Pattaya rentals right now and letting them know they've got 24hrs to make their mind up before you make the same offer on one of the other dozen properties you've looked at on that day that are all similar in size/quality/price. You hold ALL the cards Jofrey and there's an unlimited amount of options for you, use that to your advantage.

    plenty of decent places around for 15k, infact when my lease is due I will most likely move if only to save some coin.

    FWIW I have 2 dogs so need a backyard and 3 bed 2 bath is minimum, I will miss the swimming pool though.

    My current rental is a 3 bed house spread over 2 blocks with swimming pool and an actual grassed back yard with gardens... 25k a month.

    ^I'd be renegotiating once your lease is up if you're happy with where you are. If the owner is smart, they'll know the market and realize getting another tenant at any price won't be easy.

    Not often I am impressed with "infrastructure" projects in Thailand - BUT - they have just put a walking and cycling track around Maprachan that is nothing but impressive, the locals love it, definitely no Motorbikes allowed. If I was looking for property in that area I would start around the Billabong Golf Bar and the complexes in that area, some are older but there are so many properties available, if a landlord doesn't accept any reasonable offer they need certifying!

    Yeh, Mabprachan/ Soi Siam area is the place to be. Quick(ish) access to central Patts via freeway to, if ya ever wanna go there.

    I had a huge 3 bed with private pool and jacuzzi for 25k on Mabprachan lake.

    Up your price to about 18 and you'll get a largish 3bed bungalow in Pattaya Tropical village which has a nicely kept communal pool. You are closer to Pattaya there too.

    There was a nice big 2 bed with private pool, far out and up near the new motorway with great views.

    Saying that, in the financial climate now, there should be bargains galore, although the Thai way is normally to up the price in times of supply and no demand.

    Ignore the internet sites as already said and go round the villages on a scooter looking for for rent signs or a good estate agent I'd recommend, with some nice totty there is East Coast or East Shore or something on Soi Country Club.

    A word of advice- Stay away from places that are at the bottom of hilly roads which will be in that 15k price range, around Soi Khao Noi... unless you like wading to your cornflakes

    am happy here, I rented this house for 4 years before I got made redundant end of 2017 and went home, new job here mid 2019 and as luck would have it the tennant had just left the house and was coming back up for rent so slotted straight back in.

    Previously I paid 30k a month, the current 25k reflects the market as of 12 months ago.....good call to give the landlord a squeeze come renewal.
