    Yeah - was surprised to see so many people saying it is a good time to get a good bargin. Seems they think it is somehow a personal loss of face if they come down a baht from what they have set their mind to. I have known properties empty for years becuase the owner could not get the rental price they were after.

    However, that being said, will be interested to see how it plays out.

    I think they're dreaming. Most rental properties will prefer to be vacant for half a decade than drop the rate by 20%

    Thanks Storekeepeer. I had a look at a few on the Gecko site....seem ok.

    Soi Siam and Mabprachan do seem to have the best houses from what little I have gathered.
    Will be avoiding the ones at the bottom of the hilly roads too! I had one similar on Rama 9 years ago. The driveway often required snorkel access.

    You are better off finding a place yourself and knocking the owner down rather than an agent taking a cut.

    A lot of properties or villages for expats in that 15k range are on sois Khao Talo and Khao Noi. Have a ride round there. Go when it has just pissed down of rain to see where it floods.

    ^^True, we've had some really good (and much needed) rain lately. That's good advice being suggested about being careful of low ground when it floods, some areas on the Darkside are the go-to scenes for local news channels to show Sois turned into rapids so Jofrey would be well advised to check with the guys who know the area well before signing a lease.

    Cheers lads. I will try to avoid the agents as much as possible. I'm not a fan of the bait and switch and if I can do it cheaper, I will defo do that.

    ^When you're making the move and need to know where to get anything from a steak to sandpaper just ask away and there's plenty of us here with local knowledge. There's all sorts of places here worth knowing about that you'd never find or even hear about otherwise.

    Will keep you in mind when 2022 rolls around. Looking to rent the first year back. Kinda hoping for a good deal around Soi 5 in Pratumnak. A two bedroom ... two bath ... roughly 100 square meters. Condo with a good sized pool ... not over 25K if possible.

    Most importantly check that the connected services ( town water, electrical and internet connection) is reliable.

    I know people that are having water delivered because the town water supply is non existent or unreliable.

    Finding a property that has added water storage tanks is handy.

    If I hear about a potential property I will let you know.

    Water here is nothing but a trickle at best for a few months now, luckily it is enough to keep my underground tank topped up, if my tank was above ground I'd be buying in water.

    Got a house up on the hill near Murphy's Irish bar.

    Quiet moobaan...easy 5 minute drive to work in the morning. 3 bedroom, private pool and the landlord seems to be a decent lad (Welsh).
