I have never been there, but heard it is quite a pleasant town on the Mekhong, and set to grow with this new Laos border crossing.
I plan to check it out as a side trip when I next go to Ubon, in the next 4-6 weeks. Will add to this thread then.
Mukdahan is a nice town, but has one of the most obnoxious Immigration Chiefs I've ever come across (female).
If you are retired, or have independent means, then you'll be fine. If not, then there is no real infrastructure for you to earn a living.
There are a few reasonable areas to live, but, only if you are a decent falang. They have had their fill of falang rubbish of late & it is making things difficult for the decent ones trying to make a go of it. The Thais have begun to tire of pedos & their friends - one in particular is going to end up in jail pretty soon as he is being watched. Mukdahan is used as a base for US police assisting in the drug wars - FBI/CIA etc.

Thanks for the replys. I am currently in the United Sates and am getting my retirement Visa this week. I have be visiting Thailand for 7 or 8 years, first for business. I have spent a little time in Roi-et, Surin and Buriram.
My friend (not BG) would like to return to home and I am perfectly willing as I have always enjoyed my times and the people up country.
I would like to rent for a while before considering owning. Are there homes for rent with some basic amenities?

You will lose your pants & shirt to the extended family before you can blink twice. Don't even consider owning property - the local lawyers (& courts) generally do not support falangs over Thai's. Fancy pieces of paperwork will not stand up there.
Oh, they'll let you spend your money first & then tell you after the fact - when it's too late. My friend is pretty senior in their legal circles & he's been very honest with me about the legal side. Be warned.
Lots of falangs up there telling everyone how well they've done - but wetting themselves every time the visa renewal time comes around, or the wife, who owns all the wealth, begins to play up. One fellow still pays off his whore wife, who lives with a Thai now, so that he can retain income from the business he put in her name & the few million he sunk into local property - all in her name. The poor guy is a genius, with a wonderful income stream, except for his mistake in selecting a wife.
Be very, very careful up there. It's pretty easy to deport you from a border town if you shout too much.

I would have to think long and hard before buying. I think the only reason I would consider would be to leave something behind for the GF/Wife. If I was by myself I doubt I would ever buy.

It depends on whether your gf, or you do the bargaining. The rents are pretty reasonable out there if Thai's do the bargaining. Stay in the background.
If you buy a house in order to leave it for her, then you are very kind indeed. Enjoy Mukdahan, it's a nice part of the world without all the BKK clutter & pollution.

^ ah-hem....back on topic...Mukdaharn could be quite popular soon for the visa runners. The new bridge will be a kind of tourist attraction and i know already that there are "bars" awaiting "thirsty" foreingers on the other side.
Mukdahan has an immigration office that is more approachable than the dummies at Nong Khai.
