    Advice wanted !

    Hello. been in small village near sang khom for about 3 weeks now. My wife me and to babies are staying with her parents. we have moved here from the u.k with the intention of buy a small rubber farm,farm land etc. Am i right to think that only chanote and nor sor 3 gor titled land is the only land worth considering. What would be rough fair price per rai on say land with 3/4 year old trees, then the same on empty farm land.Would be most grateful of advice of those who live in sang khom district or nong khai province and have bought land.Thank you if you have good advice for me. I in no rush to buy anything,but if anyone has good land for sale let me know it could be what im looking for.Thanks again Dave.

    'Chanote' and 'Nor Sor Sam gor'-titled land, from my understanding, is the only land you are legally able to build a house and live on. These two titles are a lot more expensive than Nor Sor Sam (Certicate of Use) and Nor Sor Nung (Certificate of Possession) which are for farming use only, and usually sold in 5-rai plots.

    When buying any land ensure there is at least a water source handy, preferably your own - your own artesian aquifer/well is ideal.

    Access to an electrical power grid with your own meter for pumps and household use, plus a hard-topped road at the entrance are two further priorities.
    You may or may not find acceptable land with all priorities but keep searching until you do; otherwise misery becomes your neighbour. Good luck.

    My/our land is chanote. Paid extra but I have piece of mind.
    Issued by the Thailand Land Department only the the Nor. Sor. 4 Jor (N.S.4 J.) or Chanote is a true land ownership title deed.
    Many types of title are very restrictive and totally unsuitable for foreign ownership. We recommend foreigners consider only Chanote or Nor Sor Sahm Gor titles, as with all the others you will almost certainly run into problems.

    I'd only go with Chanote - nor sor 3 rules might change.

    2. If you've been here a while and want to take the next step, be careful.

    3. Foreigners cannot own land no matter what the title.

    4. Only spend the money you are prepared to lose or at best get 50% back if you're married.

    5. What do you call a small rubber farm? If you want to use this as your sole income, then at present prices you will need about 2,000 trees for a reasonable living.

    6. Look on other threads about the pitfalls of farming rubber.

    7. The guys on here generally have good advice and experiences to pass on.

    8. If you wish to obtain a property, speak to a lawyer first, you find one who speaks English and don't have your wife present.

    9. Remember, most falangs think their wife is different from everyone else and they are the luckiest person on earth - the reality is most of the women are all the same - just different names.

    My girlfriend has land in Nong Kai
    Which i know she would be interested
    In selling. It has a small pond for water

    OP I do rubber, it's how I make my living here in Issan. Don't think you will go out and buy some land and live happily ever after. Rubber is an expensive game to get into. You need to do a lot of home work before you commit. If you Google my name and issan or Thailand. I have a lot of vids and postings on farming forums on rubber. Many have come and tried, few have made it, Good luck. Jim
