    Good Morning All

    Hi everybody,

    I'm Poiter from Brisbane Australia.
    I've been lurking for a couple of years on this site trying to cram as much useful information as I can into my noggin.

    The wife has a house in Nong Bua Rawe about 30 minutes from Chaiyaphum. It's not a bad house going by her neighbours but its made of those small thin cinder blocks with no insulation and widows. So the plan is to knock it down and build a comfortable 2 bed 1 bath home with a decent outdoor area. I just turned 50 and I'm not ready to retire yet and the home will be around the 100sqm size. Enough to be comfortable when we visit twice a year.

    We've been in contact with a couple of builders on the phone and will speak to them face to face in December. We also have some plans which we will convert to Thai at a Architects office we found earlier this year when we were there.

    Anyway, excited and apprehensive at the same time to finally get the ball rolling .

    Poiter ... hello and welcome to the Forum.

    I've spent a little time in Brisbane during my youth ... Jacaranda time about now?
    Silky Oaks and flame Trees also.

    Good luck with the build and please start a thread for the build/repair/refurbishment in the Building Forum when you are ready.

    Good morning.

    The important things to firstly consider are:

    1. Is there enough electric supply to run an aircon.
    2. Is there town water supply.
    3. Does your wife actually own the land in her name. Check the chanoit.
    4. You can build something decent for around 18,000 Baht per square metre.

    Otherwise enjoy the experience.

    Good lucjk everyone loves a building project welcome to the bluff hello board, there are some hod mates here, but you may get some useful advice as I did on my build.If you have the time take it steady , live on site to gauge micro-climate,, shade winds, noise neighbours, Good chance to pant trees for shade on S facing etc

    Id also build well have water analyzed and a soil sample if keen gardener or meet old local proper gardeners see what works in your climate
