    These are the pitfalls I'm looking for,when we went around yesterday the fall in price when i mentioned paying up front was significant,and these were decent houses.

    Is there protection in the law,doing it independently or best to go through agents.?

    I would avoid agents like the plague. Your best bet is to say "we want to pay up front for 12 months or 2 years, but before we do so, i want to speak to your last tenants and get a reference on you" The problem in Thailand will always be that if they kick you out, you would have to go through the horrific court system to get remedy which although will likely get there in the end.... it will take years.

    Ye these are my thoughts,its a pity we think Like this,though have to be careful.

    Protection against what we take for granted,in our home countries can be different, and most probably makes it worse for myself not speaking the language.

    If you like counting your money, don't give a big wedge to a Thai who could turn you over.
    Take terry's advice and rent on a casual basis, month by month. If the landlord is a twat, or your neighbours turn out to be idiots. or your plans change, you can walk away with minimal losses.
    Flexibility is the key. especially in your current circumstances.

    We pulled one off that is in English and Thai and altered it to suit what we needed.

    It has been very useful for proof of address for immigration and getting confirmation of address for drivers license among other things.

    Being in both English and Thai it is good for showing to an embassy and immigration.

    I could send you my rental agreement, in both Thai and English as an example. I've been with the same landlord for 9 years now and never had a problem.

    We used it for immigration every time we've had to do the visa thing.

    Well I did recommend that Jacky does not pay a years wedge up front actually.

    To take on a lease is fine but fuk paying a year up front.

    It's best not to tempt people, banging a years rent in a Thais hand may cause them to think strange and unnatural thoughts.

    But on the other Hand Jacky, if you can get cheap digs like 5 k per month then why not hey.

    It's fok all in the grand scheme of things.

    Most important thing is to get a good location so the peasants won't be breaking into your gaff 24/7.

    Close to a good Pub would be good.

    Get two bedrooms so me and the Handbag have somewhere to stay.
