    I am hoping this is correct since I have two plots just outside Udon. There does seem to be rapid increase in land prices around here which has pushed me out of the market. I should have bought up 8 years ago, but that is all hindsight.

    Rick, that's deemed prices for tax on sales, not true values, get less than the deemed value, still pay the deemed taxes.

    Itnt, only one form of title can be upgraded to charnote, NS3 Gor.
    Charnote surveyors will come one day and survey the area as part of the national 20 year plan to issue land titles.

    Don't listen to what Thais tell you, look it up for yourself. Jim

    That's too bad. Here I thought I could sell the second plot for a nice profit. I will just hold on to it even though it has increased over the last 8 years.

    I would like to buy more land, but not at the current prices. I am assuming they will continue to go up throughout Thailand unless something drastic happens.

    There's a big hungry monster to the north [China] getting richer by the day and they want more and more and will pay.
    While China grows, economically, Thai land prices will rise. Free market and all that. Jim

    new here, reading up on recent threads
    This one is an interesting read but got me a bit confused.

    Fishlocker seems to stay in Laos but most of the replies refer to Thailand (currency, units, land titles)
    Is this all so similar with Thailand and Laos?

    It looks spectacular, there's no doubting that. But I'm not sure living next to a large river in the tropics would be conducive to a peaceful existence - as in you'll be battling off all manner of jungle midgies and monsters during your sun downer. Let me know if I'm wrong and I'll see you in a few years.

    Your all over the shop here, you said you paid 125,000 for residential land, your no 3 is farm land, if it has the gor it can be upped to charnote, but survey peg are all ready in. No title gives you a right to build, it's a zoning matter, if it's zoned for farming, it's farming, same as the west.

    You said your BIL only paid 20,000 for NS3 land, same as you say you paid 125,000 for.

    The land office only records transactions of titled land, most land my way is crown usage or possession land. Can't sell or rent crown land [legally] possession land no land office records.

    I posted under the Laos section questions. How it got here I do not know. The reason for post was as stated. Thought price on farmland in Laos was high. To be clear I do not live in Laos however I may retire there in 5 to 10 years as the wifes family lives just north of Pakse. My avitar is the house they built a few years ago on her moms farm.They say it is "my" house as I paid for it. It is a work in progress as it does not have air con as I will want if we stay the Rainy season. Her moms original house is now used for storage fishing nets and things. it is south of the new house.
    As far as critters go I have only seen one snake about a meter long. It left so fast in the grass I could not identify and was not going to chase it. We do have a lizard about a foot long living in the rafters by the back stairs. They call it a gopgai because at sunset it will make the gopgai sound about ten times and then quiet till the next night. They say it is good luck to have this lizard. One lives in her moms old house as well.
    I have seen cement monuments about four inches in diameter with writing on them depicting location and have seen plat maps of the farm referring to the markers. It looks official but Ill admit I don't know Lao Law.

    Firstly, Jim, the BIL's land was and is "Farm Land," which I detailed to you but you only read and choose to understand what you wish were true. My land was and is "residential land," in the moo ban, which I also detailed to you. You obviously don't, won't, or can't understand the difference?

    Nowhere have I mentioned "crown," land. Try and pay attention to the thread. I have survey markers on my Chanote property and my BIL has locally accepted markers on his to note his land boundaries since he has the title #3.

    No need to continue this as we obviously are talking apples and oranges.

    From what I can see round here the only real danger concerning land ownership for
    Thais is where there is encroachment on National Parks --presently the army are having a real campaign to recover those areas and what they are doing is entirely reasonable since the land they are repossessing has definitely been encroached on
    With regard to the rest on the various bits of paper --you pay a small land Tax and its yours for all intents and purposes,most people are seeing their occupation being upgraded step by step, our house is shortly to be upgraded to the one under Chanote other land has been and is being upgraded periodically


    Long-term investment and I mean long-term in land everywhere at the right price is the best thing going " cheaper than carpet and they are not making any more of it "

    So I thought I had to down size pics. Managed to create a file in "MY Gallery" Still trying to get them here with subtitles and at the proper size. But I have not given up yet. We were fishing off a rock in the middle of the river. when I get serious about fishing this river"were gonna need a bigger boat."

    Thanks, If It wasn't such a nice spot I don't know If I would have been so eager to through down on the house and the land. It does make a nice vacation base camp. And hopefully Laos may open up with some type of retirement visa. Still working on this post pic stuff.

    Another minute passed, It was a minute past. Seriously This was taken a few minutes after the Fist pic that was posted of the two boats. A Nikon Cool pics. I have never used photoshop ect so it is what it is. I was having trouble uploading as error for exceeding file size kept me out. Thus went to 640x 640. Sorry its trial by error. I'll get it eventually but not tonight. I'm up at 4am and off to the grind again.
