    ^agree. But having been bumped I can say that a minor in Thailand is permitted to own land in Thailand, but that it is under the control of their guardian [only case of trust law in Thai law].

    The guardian is allowed to make an application to the courts to sell land if it is in the interests of the child; for example, to pay school fees.

    Where it becomes particularly difficult is where the guardian is a foreigner, as strictly speaking they cannot be the guardian over landed assets. Under these circumstances, it could be possible for someone to make an application to the court stating that they are not able to be a guardian given the asset in question is land.

    Saying that, I've not known this to happen.

    I would say its yours. What i would do thou is get ur name on the back on the chanote paper ( i had my name on mine) as ur the child's guardian. If you have full sole custody that should not be a problem. MY Land was in my daughters name, house in mine and we were able to sell the house in 2009 with no problem and she was only 16, ( but had her id card)

    Then Politely ask her to leave
