    Selling property in Thailand

    My wife loves living in Aus and wants to sell her properties back in Thailand.
    Does she need to physically return to Thailand for settlement or can she go through the whole process remotely from Australia? Is there standard commission for real estate agents? We have been quoted 3.5% for her villa in Surat.

    Pretty sure you have to go in person to land office to sign exchange of sale papers.

    You can appoint a proxy. The only things the land office are concerned about are, can you prove title and ownership, and the payment of taxes.

    Why not just make a few phone calls to an Australian realtor with Thai affiliates? They could offer genuine exact advice perhaps? Don't know if you would need a lawyer in Thailand for conveyancing. Google property transfer in Thailand..
    Sold mum's house in Canada remotely from Thailand but had to be there to list and sign into and something called Docusign...saved affidavits etc.
    Offers and counter offers took forever.

    Power of attorneys

    No need for lieyers in Thailand, very simple process here, problem will be getting it witnessed in OZ, so the Embassy is worth a call.

    Be wary of land/estate agents, better to use someone you trust in Thailand, depending on what and where, will make a big difference on valuations.

    Example, 36 rai of charnote land, no farang involvement, bail security, land office valuation 750,000 Baht for tax purposes, it's a mine field.

    To be honest, with the low taxes for land here, better to keep it, your wife can't lose long term.

    There's a clown around us asking for 250'000 for a small plot just because he knows we want it,which he can go and jump heard the family are in trouble so will wait.

    As said, land valuations are a mine field, in the above case, it's all about access.
    No road, M/C, sidecar only, so limited value by the land office for transfer taxes, how they got charnote title in the first place, I have no idea.

    I have similar land, no roads bike and dirt roads only, hardly passable in the wet season, but a 2 wheeled tractor can pull out 600 plus of rubber.

    Land office doesn't set values on crops, only on land, no roads no real value, sensible really, try taking tonnes of cassava out to a main road on motor bikes.

    Err, 270,000 baht for a rai of boonie land that happened to be adjacent to a good road in an accessible village in close proximity to a major route not too far from a city, bought in 2005?

    You were clearly had. That was the price of agricultural land in fucking Devon then, never mind a piece of scrubby land in a third world country.

    I recall 60-100,000 baht was the going rate in the boonies then.

    Nah, going rate for Sor Por Kor land was 50,000 a Rai if bought as part of a multiple. Chanote titled land was 300,000 roughly.

    So Billy Nomates how much is a Rai of Chanote priced today?

    I agree and depending on location it could be a lot more. If Sor Por Kor land was fetching 50,000 and Chanote 300,000 10-11 ago then a million averages out compared to the current price of Sor Por Kor land today.

    It shouldn't be a problem.

    If there's an agent being used simply tell them to sort it all out.

    3.5% is reasonable.

    Yes, in my experience the land office valuation is always about 1/3rd of the actual value for tax purposes.
