The location is definitely good (I was sorely tempted to buy there myself). I routinely discount what any Pattaya estate agent says, but it would seem 8mm (for a 'must sell') to 10mm is a quite realistic range then, even conservative. Which would represent a thoroughly decent development profit. In our estate (VM), the price of the 3 bedders was 10mm, and the price of the 4 bedders 12- but that was five years ago.

Any cosmetic qualms about the color of the tiles are barking up the wrong tree- they're a decent quality tile, and if the buyer preferred another shade of tile, he would specify thus. I like terracotta- so that's what I specified. The layout of the house is fine, it flows well as best I can see from this thread, and the point about the chandelier is obviously moot- if you don't like it, you change it. And frankly, I like your kitchen wood more than mine (too dark, in retrospect)

Cheers LT- a very interesting thread, from a bloke (and his very able wife) who has been doing this for several years now.

    Who?

Me to! Is the house for sale or for a customer for whom your wife was the project manager?

At the price 6.5mBht not so bad.
Strange, so many photos of the finishes and none of the structure.
Sorry, but this looks suspiciously like mutton dressed as lamb.
    Cheap finishes disguising shoddy structure.
Happy to be wrong and apologize if you can show some photos of the construction phase, especially the roof.

Well, that's great. It's even better that you already had a buyer before you started.

My 3 specific questions would be:

    1) Cost of the land.

    2) Total cost of building the house with materials and labor.

    3) Total cost of movable furnishings not part of the structure.

As quoted all the built-in furniture cost over 600,000.00 Baht but I will find out how much he charges per linear metre.

Far from fact mate as double skin walls using super block ain't cheap. In fact the council inspector was very pleased with the construction quality even mentioning it was too good.

You been looking at those cheap houses at the mall again?
