Thread: You may ask, how much was that to build?

My wife has been busy over the last 6 months building a house for a friend of ours.

The land size is just over 200 wah and the house floor area is 306 square metres.

She recently finished the build and our friend is quite satisfied at the quality and her overall investment.

This is the front view of the house and although I don't like the rood pitch she loves it.




When we laid out the house floor plan on the property we tried to achieve the desired result regarding the sun path and also not cramming the house on the land. Privacy is another issue and I would of put in a solid electric gate but she wanted the gate open.

yes, but the gate isn't solid

Yes the gate is actuated by an electric motor using a remote control.

Plenty of more trees and shrubs to go in and the pool is 1.4 metres at the shallow end and i.8 metres at the deep end.

Good question. As we only used the best quality berger paint and didn't cut it with heaps of water as they normally do we expect it will be at least 5 years before we have to do touch ups.

All the furniture was hand made including the dining table, lounge, beds and most of the other furniture and fittings you will be seeing.

I rate the furniture quality as good enough but not perfect as my wife was under some strict instructions with regard to pricing and overall investment.

The house layout is as follows: Dining/ Kitchen area, Loung/ Rumpus Room with guest toilet and shower, seperate main hall with 2 bedrooms with ensuites and a maids room leading of that passage-way, 1 master bedrooms with loung area, master bathroom and walk-in robe.

On the outside of the house we have a garden shower, seperate laundry and pool pump room.

All in all the layout is very good.

Can't say that I really like it. It comes across as a 1970s or 80s new-money tryhard.

Not really to my taste either but the product is targeted at the retiree coming from Europe.

That is the critical thing about building these type of houses that you intend to put up for sale.

You have to target a particular market and then remain as neutral as possible regarding your own personal taste.

As I believe I think she has already sold the house or at least has taken a deposit and within a week of finishing it.

The first bedroom on the left which has an ensuite bathroom, a built in wardrobe and furntiture.

The second master bedroom has sliding doors with views out onto the terrace and pool.

My aim with this thread is to ground specific questions about the cost of things.

There are heaps of building threads that offer good content and info but nothing that really gives anyone any idea about how much things should or do cost.

My wife managed the whole project, purchased all materials at the best possible discounted prices and made sure nothing was stolen from the building site.

She ended up way under the customer's budget which is a good thing and something I am very proud of her about.

As mentioned the false wall cabinet creates the walk-in robe which has a dressing table and heaps of storage and drawers.

Thanks mate and she will be pleased at least someone likes it.

The amazing thing is when she showed me the build figures I almost fell over.

Now the house is in a good area, close to downtown Pattaya and the land is worth quite a bit but the house itself including all the furniture and good quality fittings was quite cheap compared to what the developers are asking.
