    Nice place Bung. I really like your backyard with the bush wall enclosing the grassed in area. Reminds me of something from a colder climate.

    Well, it has gone tits up with the builder, obviously he has run off with work outstanding and with some of my money in his pocket......

    Fark. Why is it always so?....

    Now what? Chase the guy for outstanding work/money? Have a half finished house sitting there for ? months? Or move on and find a new builder?

    So far I have paid him 550,000. For that I have 2 floors poured (about 13x4 metres) and a roof, no steps. I was told that was pretty much money spent on that but I am not too sure. I am hoping to get the woman who built my workshop over (who was great) to have a look and see what kind of money has been put into the place so far.

    I still have a contract with him, he is supposed to be coming around to cancel it today but I am wondering if I should hold him to it? I've been here long enough to understand it is futile to think I have some recourse and it will only drag things on more.

    I was told I can't get another builder in until I cancel the contract I have with this guy, is that so? Will it cause me more problems if I do?

    I do have have a few of his tools locked in my shed though, must be at least B1000 worth!

    Anyone know a trustworthy builder looking for work?

    The useless prick is out there now clearing away all his crap. The thing is I only have a nanny to help me out and she has had enough. My only other option is trying to do it myself or dragging my ex wife into it.....Right now I am too pissed off to deal with it, I can only see theives although I am hoping the lady who built my shed is free and will take it on. Never had a problem with her because she uses mostly female labourers any Thai male that walks in is going to see me as an easy way to make some money....

    Anyway, I am off to Australia for a month, I got 10 days to sort someone out hopefully. You just know I will come back to a disaster.

    If my math is right, your at 5,500 TBH per Sq M. If that is correct, your at about the right place for $$ spent, and far, far better than some.
    My build is not as far along, but have not paid for the roof yet. At that time I will have spent 450,000 for about 140 SqM 2 story, same as you.

    Hi Mark. Thanks for that info, I feel a little better about it now! In the contract the payments I made were correct for the work done but struggling to trust anyone involved anymore.

    It's just a shame about the time wasted.

    I think you doing OK, but would try and get the lady back, when you get back to finish the build. Great looking so far.

    Thats one fair old extension Bung ,, looks one huge place when finished ..

    Did you do the original drawing / drawing conversion yourself ??

    The reason I ask is I have drawn up a single dimension floor plan for a small bungalow wee are about to build next October,, and I have had some kind offers of help on here to help me draw up some proper plans. I was wondering how much architectural detail you have to go into for the Thais ?

    Any reason the windows on the left hand side are at different heights. I also don't see a spirit house.

    I don't think you taking this at all seriously enough.

    You may want to take a closer look at Dillingers RIBA certificate.

    Sorry for the late response Nige. The original builder did some drawings of the extension
    But not architectural as such. I did ask and was told they would be done, meanwhile he got things underway but they never surfaced and now he's been fired doesn't matter anyway.

    I have an architect working on detailed drawings now. Should be ready in a few days and well worth it. I was surprised at how many things needed reviewing, I thought I had it nailed down in my head but reality has shown some changes were needed.

    I am enclosing the balcony now with wrap around windows to take advantage of the nice views and it will be my office / den. I can then have a desk, sofa and tv to watch my favorite shows in peace. Much better. I haven't decided to make the windows in wood or aluminium yet, probably alu. Being a wrap around it will be easier that way.

    I think it is well worth it to have proper drawings done. I have left it to the builders to place things like taps and light switches before and regretted it. I have now specified where lights, switches and if I want them to be 2 way are as well as where outlets and how may i want are.

    One thing I am struggling with is the windows and doors. The original house has wood windows and frames of the cheap sort you see everywhere. I was going to go with aluminium windows and change the old ones but found the wood frames would also have to be replaced which is too big a job so I am going with wooden windows and frames same as the old place but with single panes of glass and much higher quality. I can then change all the old weather beaten ones to the same standard and hopefully they will work good.

    I am having some sliding doors fitted and these will be aluminium. I was going to go with wood but think it will be too expensive so I hope the mix of wood and aluminium looks ok.

    I kind of gone off the whole spend a fortune and make it look special type of thing, I would rather it be functional, practical, cheap and I can live in it sooner. I'm building it for my family and not to show off anyway. To be honest I am too disappointed right now to get excited by it, I just want it done and be living in it. I am going to Australia for a month next week and hopefully when I get back I will be feeling a bit better about the thing and Thailand in general.......things should have moved on a bit while I am away if we can approve the final plans in time and I will be back to over see the fit out.

    Hopefully I will have some interesting pictures to post then.

    Looking forward to the next set of pics Bung ,, I also think apart from the cost factor , hopefully your choice of patio doors will be a tad more secure over the wood ones.


    I know if I had a choice + the money I would go for UPVC + double glaze ,, although I am sure in our build next year it will be wood / standard size windows , TBH I kinda like the idea of painting the render in a nice light yellow and going over and over the wood windows with some rich red mahogany stain , which I will do myself to MY standard.

    Good luck with it all I'm sure it will be fine in the end

    Great thread Bung! The extension is massive, but will look fantastic when you get it finished. It is always difficult to get Thai builders to do exactly what you want. Sometimes, it is hard enough just to get them to listen. Some of the English Cowboys are just as bad. Many of us have been there and there is no quick fix. Just keep plugging away and try not to loose faith in your project. Best of luck.

    I know what ya mean. Told the builder that I wanted stairs, NOW, and got the "thai" no can do now, can do after the walls are in.
    What wall I say. The look I got , priceless...........Now build me stairs !!!!
    Oh ya keep them on a real short leash to, $$$ wise.
