    Bung, just a thought.

    From your first post, is the sun likely to shine on your walls if you've no eaves ??

    If so, the heat gain is likely to make your A/C work harder and push your electric bill skywards.

    Any way you can keep the walls shaded ??

    BTW, it looks to be a cracker of a house, good find.

    Only way to protect your lawn is to put wood down from the work area to the entrance, the workers have to walk on that, everyday move it slightly to give the grass underneath a chance.

    The hedge goes all around. I will take the back section out an open the block right up to a small hedge and retaining wall for the klong. I was going with a cement wall across the back for privacy as I will have a bridge made across the the back street but may go with a wire fence and grow another hedge instead. The put reinforcing wire in for the hedge to grow on, it helps a lot and is pretty strong. Many of the places here have this.

    Top idea thanks Norts, I have the plans with me here at work, just really flat out busy to get it done at the moment but I will be looking for some input from fellow posters experience

    Thanks, I am only making the sides with no eaves, I just can't see how else they would tie it in otherwise but the back section will have eaves as this will be in direct afternoon sun. In fact I will probably go with bigger eaves there. I may have a small eave just over the windows on the sides, the bedroom side only morning sun and kitchen has some tress in front.

    Good idea DD, thanks. I will need to do something to at least protect it a bit, the lawn would be fully trashed otherwise but I may include a path to the shed later as I tend to spend a lot of time there.

    Thanks, My son put his fish in there from the other house and the stupid dog ate them! Maybe he just wanted it for himself, he does love to sit in water...

    Thanks for all the good wishes, it is certainly nice having my own place again (well, my boys place......) I was going to just rent but I can't enjoy it as much and the fact I can do it up to the way I want it.

    Hopefully I will be an old fart tinkering in the shed there in me golden years!

    ^ I will be extending the whole of the back of the house out over the deck.

    When I get the cash and can find a good builder.

    i will let one loose on the shed first and if he turns out ok he can do the extension.

    Anyone with a good builder recommendation in Chiang Mai?

    4m x 4m is a tiny workshop, you should make it as big as you can to save costly additions later on.

    Compromise on shed space and land encroachment. It will do me and there will be areas outside of it to keep things as well, around the back of it between a fence plus my room above it. My last shed was 3 x 3 and an extra metre each way will be just right.


    Like they say, it will never be big enough and I am not a huge hoarder.

    I don't think he would be interested in building a shed unless it is hi-spec

    he is good, nice guy and responsible; you would need a Thai speaker to help communicate

    Thanks DA, I might see if he is interested in doing the renovation but probably best to get a guy to do my workshop, wall and bridge first and dangle the "If you do a good job on this I will have you do the whole renovation" carrot.

    I have finally got around to penciling in what I propose to do on the plans:



    The workshop I am still toying around with. I think I will go with a room above and try and fit a small bathroom in, downstairs a urinal. I am thinking of extending the roof and making a small deck out towards the house with a patio underneath or just extend the roof out and have the patio only.

    The house extension is pretty clear what I want to do but would welcome any thoughts. One thing is the lounge will be 7m x only 3m wide which is kind of narrow. The tv will be against the back wall and need to try and fit in some sofa arrangement to suit. Bed 3 I am not sure about what en suite arrangment would be best. It would be nice to have enough space to get between it and the fence still.

    I think it will work out ok and make a nice 4 bed home with still a little space of land left over.

    Do you really have to go through bedroom 2 to get to bedroom 3?

    If so, I would have a complete rethink about the layout.

    Well, time for an update. I have the shed underway with a bedroom next to it, all one storey. Going two stories would have been nice but I am in danger of overcapitalising on the place and I really want to extend the main house as well. So, a compromise and i have included a bathroom so the shed turned out a little smaller than I hoped but enough for what I need but nice to have a spare room with ensuite. the bedroom will be enclosed with aluminium and glass with sliding doors on two walls with a full length wardrobe bricked in on the other end. The shed will have a 2m roller door. It turned out a little higher than I wanted as I need to wheel the bike in and out of the shed but it got done in case of flooding. I am trying to make it so if I ever sell or rent the place the shed can be used as a lounge/kitchen to the bedroom and would make a nice granny flat.

    My builder is awesome, a woman and most of her workers are women. Burmese. She does some of the best work I have seen, very neat and accurate. The roof steel was done in a day and a half (by contractors) and is arrow straight. I can't fault any of her work.



    Fence is up and bridge under way. Already have had the nosy neighbour come over and complain that I am putting a bridge in. Why? I assume it is because they perceive I am getting something for nothing extending "my" land outside my boundry. No matter, I have it all cleared with the moo baan.



    Between the fence and building will be room for a laundry and water tank, I will get a tin roof put up over it.

    Shots of the triangular area between the shed and wall. I will be installing a shit tank in the ground and water tank above it with pump to compensate when the moo baan water stops. The shower water? Straight into the klong. It won't be used much. A little roof over the whole lot and job done. I will most likely take that hedge out and extend the cement wall along the side of the shed. Maybe later.
