    If as said above, around 350sqm....then that price is simply from a ripoff merchant that will leave you in tears with all the other problems and excuses they would come up with for other ripoff shit.

    I built a 450sqm house in bkk with garden and pool and builtin furniture for a lot less.

    185. For build estimate purposes about 325 sq meters should be used.

    And most quality custom built nowadays in the US, starting at around $80 per sq.ft - at the bare minimum, but the average is around $100 per sq.ft.
    That is if you're your own general contractor,........ otherwise just add another 20-30%.
    Land is not included, of course

    Yes, mostly due to the higher labors cost

    And most custom plans (not run-of-the-mill, ready plans) are drawn by the architect, and certainly are required the structuctral engineer(depending on the location-soil type-wind exposure etcs) to the least. These professional fees can run you anywhere from $3,000 - $15,000 avg, adding to the construction costs. In addition the permit fees can almost buy you a small house in thailand in many cases.

    I have some land in southern Illinois on a river. I thought to build there one day. I got it for cheap in 1989.

    My land is near Old Shawneetown on the Ohio River. I think there are about 200 people living in the town, so it is cultrure shock for me compared to Chicago. I bought it from a friend that was relocating to Alaska. The property has an old barn on it and a mobile home that is good for a hunting squat, but not for living. There is an old foundation as well that is probably from some old shack that was once there. It is great for hunting and fishing.

    Here in Udon i have Built 2 houses. no big problems if you are on the job. a Big villa with Double Acon Blocks insulation Tiled roof and so on cost me 3000.000. all marble Floors double glazing quality Railings car ports and so on.
    250 sq meters.
    but you can Build a normal house 1500.000 2 story in Brick
    If you want prices for labour just ask.
