    House building extension

    I,m a new guy to TD and to Thailand, so I hope you experienced House builders can help me.
    I just bought a bungalow on 1Rai. In the near future I plan to build a single story extention, adding a couple of bedrooms with bathrooms.

    My questions are:
    Do I need planning permission for a house extention.
    Do I need the plans passed by the local govt,.
    How much per sqm is a reasonable building cost.
    What is the going rate for building a swimming pool. (Aprox 10x5 mtrs).
    Does anybody know any reliable building companies.
    My property is not far from Ban Chang.

    Welcome to the forum Khun Kaviar. Lots of variables related to your questions. U will probably need to have some plans and specifics prior to getting a generalized cost estimate. I just had a 5x9m pool built. Overflow, spa, upgraded tile, used Zelbrit in my sand filter in place of sand, salt water chlorinator, avg depth of approx 2m. U can get away easily with btwn 750-1,000K baht. I would imagine one could get it cheaper but then again, reliability of the pool builder is of paramount importance...

    Thanks Sea Traveller for the input, I can do my own detailed drawings for the house and the pool. But I thought the price up to 1mil Baht for the pool was a bit more than I expected.

    You interprete and understand correctly Khun lom that it is 750 - 1,000K baht... or for those mathatically impaired it also reads 750,000 - 1,000,000 baht.

    sea has sharks in it, and jelly fish........your pool is going to have leaves and snakes!

    swimming pools are an interesting subject and one that still boggles my mind, the cost will always be high when you ask for a quote (so some do it themselves), i would say wait and take in all your options and dont do it in a hurry time is a cost saver!

    to this time, the steel price is on a low level,
    a low demand from the us on the world market,
    china is also in normal terms,

    but how long ???

    every construction company is giving you a price calculation only for a very short period of time,
    cause nowbody knows, when the prices are going up.

    I got a price of 15000 Baht per sq meter does this sound about right.

    I am looking at building in Ban Chang at the moment and still ging through the planning stages and have talked to several different builders, but to give you a ball park figures to work out your calculations you can use the following.

    Room 15,000b/ m2
    Bathroom 19,000b / m2
    Kitchen 20,000b / m2

    These prices are from a Farang builder, building to western standards and the costing is a total price inclusive of 30% overheads & profit and 7% VAT.

    Of course there will be many comments on this thread that these prices are way off the mark and you cannot price a house per m2, which is to be expected because everybodys build is different.

    The thing is that prices can vary depending on builder used, materials used, quality of finish, whether you want to oversee the job and try and cut out the builders profits, whether you want to purchase materials and so many other things.

    ^ Yea, includes cabinets. The builder has his own Cabinet / Woodworking shop and the cabinets are be made from timber and stained, but if you want heat shrunk laminate cabinet doors made from MDF then the cost goes up because he has to have made elsewhere.

    My plan was to build a annexe with three bedrooms ensuite bathrooms, a seperate maids room with bathroom and a swimming pool. But the project has to be posponed for now because the GBP/Baht exchange rate is in the disaster region.

    Once building starts I'll post lots of pic's.

    the average building costs in CM are approx B8000/sqm, finished; obviously, if you go for more expensive tiles and fittings, the cost will increase.
