Price for a work crew?

I am knocking down the kitchen roof (thin sheet metal) and going to put a large balcony over the area.

Its 12m by 4m and needs 8 reinforced concrete supports plus all the stuff to build the roof.

I have had 3 quotes between 44K and 50K (JUST FOR CREWS, I will supply all materials)
I had a budget in mind of 55K for the whole thing with tiles and a toilet so no way that will work.

Is it really getting that expensive for workmen nowadays? anybody had similar work done, price???

^ yeah, and if you are lucky, they will show or else they will start work and leave in the middle of it for a better paying one

How did you come up with that figure, did you dream it up?
No, you can't have a 48 sqm balcony made for 55K.

I figured 20K for workmen, 30K for materials and 5K on all the crap that always adds to the price.

Friends in the village (Thais) just build a huge house and paid 120K for the builders so I thought it was fair to guess at 20K for the work. Obviously not

What's the timeline on your build? How much for how many people per day?

People have said 3 weeks work but not sure how many in a team at that time scale.

I can't see it lasting 3 weeks though, only if they include waiting time for concrete to set etc.
I thought the supports would take a couple of days to build and pour for 4 people but the quotes are around 2000B per support. So maybe big teams???

That's why I want any info from similar projects, how many people, cost etc.

You need 3 people for about 30 days.

I haven't had any concrete work done so I'm not sure about what a good price is on that part. I did a remodel on a room the size of what your balcony is. They stripped it bare, deep cleaned and left me a blank canvas. It was garbage when I got into it. I think I paid about 10k bt for 3 days work, thats really high but these guys actually worked, fast, I know, I didn't think it was possible here. There was not even 1 person sleeping on a pile of rubble. It was all in vain though, the damned electrical shorted a few weeks later and burned out the place. I've paid alot less for general labor here, in the range of 500/day for 3 man crew, but they were half assed and caused me more headaches than anything. Good luck on your project. If you'd like the info for the guys who actually work I can find it for you.

Apparently the missus has 'provisionally' agreed with one of the quotes for them to come and do a list of what we need to buy for the job.

Agreed 43K for the team which will be 4 people.
DDog, you said 3 guys for 30 days, so i think they are judging 4 guys and a bit quicker (3 weeks) so sounds ok to me.

I'll start a log book of costs, times etc and maybe do a post of the progress when it starts. maybe handy info for someone with a similar plan.

Obviously budget is out the window so now I am thinking of maybe 80-85K in all.

^...Butterfly, I think these guys are ok. Known as good workers in the village but we will see!

Live the dream chong, if you want it for 55k, you can get it for 55k.

Yeah but they are not going to have tools, to do CB's job they need a cut off wheel, circular saw, drills, angle grinder, and tile cutter at least, with something like this it is often better to get a contractor to quote for the whole job rather than labour only, the reason for this is a lot of wood is needed, maybe 15 to 20k bahts worth, this can be used on 3 or 4 different jobs, if CB buys it it will be used on one job and then given or thrown away, a contractor will have lots of old wood and will factor into the price that it will be used again.

4 guys and you will have days when they spend most of the day doing nothing, still will take a month regardless

Thanks for the comments, much needed info.

Now trying to find out if they have wood or not.
Also asking the neighbours who just built a house if we can 'borrow' their old wood they used. Might cost a few beers / Lao kao, but they are cool.

They will not be supplying wood on a labour only price believe me

most times you can use the wood for 3 or 4 concrete forms, then it is rubbish, the labour will not be willing to work with scraps of wood as that means denailing and using loads of little bits of wood. You also need about 20 pieces of 10mm ply wood for the floor base pour of the balconey, thats over 7,000baht, you need 3inch by 1 1/2 inch struts to bear it up, and then supports from the floor, thats without buying wood for your posts form work and beam work for the balconey edges.

Misses will get more quotes with them supplying timber and we'll see. I'm pretty sure they'll be doing all denailing of smaller crap just to be cheaper but heh, it's more work for them not me.

There will be quite a bit of metal rebar in that kitchen roof/balcony floor as well...
8mm diam or more if you want it to stay up.

I had a 3m x 4m shed put up recently.

Four guys for ~20 days. Labor was 30K.

They brought all the tools. Included foundation, brickwork, steel roof supports and tile roof.
