    Question What is a fair price?

    The missus and I have decided to build house 8 (1 floor, around 100 sqm) from Living in Asia.

    The house will be built in a village in the South, but what is a fair price?

    The construction crews that the family in law have talked with want 300,000 baht for the work (without materials). They say it will take them 4 months to built it. Is that fair or a totally crazy amount of money/time?

    Then there are the materials. Does anyone have any idea how much we should expect to spend on materials?

    sounds spendy and an awful long time to me.
    What material are you planning on?, what ever it is make damn sure it is insulating material, you will be sorry if not.
    A friend had a house just about that size built last year, but it is class act and it cost him 1 mil.
    Marble floors, everything first class.

    the only "fair" price is the one you eventually agree upon with the builders

    so, do your homework, get some more estimates, check here, as already suggested

    then make your decision and no regrets - hopefully

    I built a similar sized house last year and labour for 3 months came to 100,000 bhat so I would say in my personal experience that's expensive. So would shop around for other quotes. As far a materials go be aware that prices are rising rapidly at the moment in Thailand.

    The house isn't for ourselves. Parents in law will live in it most of the time, we will be there during holidays (4 weeks/year), so I guess we can do without insulation, aircon, etc.

    I would say that we just need something build of average materials. We don't need marble floors, etc.

    I have read Noon's thread several times (excellent thread btw). I agree that his house seems to be the same size - that's what make me think 300,000 is way to much for the labour.

    Where did you build and how much were the materials?

    The house is near Wang Nam Yen in the Sa Kaeo province. As far as materials go we chose to build a more traditional house similar in style to house 5 out of teak which is far more expensive than concrete. The total house size is 11mx10m and the materials came in around 500,000 bhat. The mil built a very very basic house similar in size to yours out of concrete which I'm told came to around 100,000 for materials.

    Beware, because the prices are from 2004 and materials are a lot more these days.

    Don't think so. Let's say there are 5 people working on the project for 3 months:

    That's 20,000/month for each of them*. Far more than what most thais earn - and like winning the lottery when compared with average income in a Thai village.

    *) I know that the honcho will probably take most of the money for himself, but that's not really our problem.

    Our labour cost roughly worked out at

    3 x labourers at 250 p/d 6 days a week = 18000 per month
    1 x foreman at 12000 per month
    Total 30000 per month

    30000 for 3 months = 90,000

    I was told by the wife that those were the going rates at the time of building which was July last year. Other labour cost included

    Air con engineer 4,000 plus liquid
    Good electrician 4,000
    Window fitter including glass 10,000

    anyway, get two more estimates from others builders, B300K is too much

    I have never got a problem with the in-laws and they have never asked for money, so I would be surprised if they had a special deal.

    They have asked another group of builders and they wanted 270,000 baht

    Wuhuu, construction of our new summer residence has begun.

    Not much to see yet...


    Cost for the workers is 189,000 baht. The house is one floor, 96 square meters.

    Unfortunately I can't make traditional Teakdoor building thread. We are currently around 9000 km from the building site and the family in law doesn't have a digital camera

    If the 1 froor house. 2000B/mm.that is 200,000 B.I do house with 150sqm for my gardener.I paid 180,000B and it is in Bkk.

    Pluto, there is one of us that can't read properly, and I really got to think it is you, where has Silent Ninja mentioned where his house is to be built other than in Southern Thailand, I think you can't read properly and are confusing his posts with somebody else, at least I hope it is you that is thick and not me.
