    Got the land, now what?

    Ok did not really get the land yet, just put down a 100k deposit and is waiting for transferwise to transfer the balance so we can close.
    -I am starting this thread so as not to contaminate Mendip's pond thread with my questions and inane comments I try to pass as humor.
    -So the property is a little more than a Rai and is well proportioned. A rectangle , longer in the front , with shorter sides. I did not bother measuring it yet , I just saw it and liked it , and the price and location was right. In proportion it resembles a Golden Rectangle .
    Will post a picture when I have one.
    -Behind it and to the right it is vecand fields, so there might be room for expansion if the owners are willing to deal.
    -Mendip among other things is known for his great Issan pond thread, and since I am considering digging one, I posted a question in his thread , and it would be proper to discuss answers to the question and opinions in the subject , but not proper form IMO to take it "off topic"
    So if the moderators want to move some of the comments concerning my purchase to this Thread, it would be fine by me.
    The sooner you fall behind, the more time you have to catch up.

    - Fence it completely with some 'cheap end' fencing.

    - Plant some banana trees. Carefully spaced so that they look cultivated.

    - Put a sign up advertising it as being for sale, at a price 50% more than it's worth. Add a freshly minted e-mail address.

    Anyway, not sure what I am going to do with this property yet.
    I will play with it for a while, plant some trees , maybe grow some vegetables.
    And Perhaps build another house there, and sell the one we have now.
    Nothing wrong with the house we have now, but as I get older (65 now) the stairs to the top floor might be a problem and with a Rai of property and room to spread , I would not need a two floor house.

    All good advice and pretty much what I am planning to do at this time.
    I got it for a good price , and would not have trouble selling it 25% more. But I dont know what to do with the money.
    I have some cash sitting around from the sale of our Florida home making 4.7% on 12 month treasury bonds (to which I have to pay federal tax on the yield).
    The market is so volatile.. Not willing to take a risk.
    So Parking it on a good deal land might not be a bad idea for a while.
    Amd as I said, If I could get s descent deal on my present house I might just buid there.

    First thing when deal signed, go buy a nice Kubota mini excavator. It's the perfect leverage tool with wife. Can't be a land owner without some fun. This way you can dig your own pond. Sure you could pay someone but why let them have all the fun. You are retired. You have time.

    I'd shy away from banana trees. Damn things are messy and once they grow bananas they die so you got to get rid of the big trees or they fall and become slimy messes. Do Papaya trees. I am thinking that it might be time for a nice ATV as well. You don't want to be dragging stuff around by hand.

    Another consideration. I'd buy a one room Teak house with a deck. You could have the deck extended over the pond area. They have some beautiful ones in Kamphaeng Phet area and they can deliver. Make it a man Cave. Get power to the place, put an 80" TV on the wall and done.

    I have more ideas but let those settle in.

    As we all know, buying land here is not an investment, it is a gift. Your 4.7% return looks good, even with tax, to someone like me who is down 5% so far this year. On the plus side, no tax to pay.

    Yes it is. I moved my IRA to a full cash position. Not getting much of a return but I do not have to worry what the crazy world economy is doing.

    My only comment here. Be cautious in Thailand. While the land might appreciate, it absolutely does not sell or move like we are accustomed to in the states. I had some really good opportunities to buy land near us. Good price. After I asked a few questions, found out they had been trying to sell it for 4 years. Another one near our place I considered the owner who owned it lived in BKK and he forgot he had it for sale as he put the sign up years ago. IMHO one should buy land here using the same principle you do when building a home here. Only invest what you are willing to lose. In these uncertain times, Cash is King ...

    The Kubota excavator is a great Idea , it can be used to dig a grave for me after the wife kills me.

    So this is the only piece of land I would consider BB at this point (Red highlighted). It is next to our land and is just under 2 Rai. I could knock the wall down, tear the 50 year old house down and make an ATV track. The neighbor lady is super nice. However my wife doesn't want any more land.

    Is there a cemetery in it? I see some crosses . Or perhaps a KKK retreat?
    If I was you, I would sell the idea to the wife as a strategic purchase.
    Start complaining about some of the neighbors. A couple of days later casually mention that the lady next door has been trying to sell the property and you hope it is not purchased by some loud family that grows chickens and roosters, and throws wild parties. Oh. wait scratch the wild party comment , wife might not consider it as a negative.

    Tried a few angles. Wife ain't buying it. Firstly she knows I would do silly stuff there. Her sister says make her an offer. Buy it. Let her live there free until the time she moves on then build a house on it and sell it. I said NOPE. Not gonna be a landlord. My wife knows I will buy a tractor immediately. I mention it from time to time and I get that cross-eyed look with a silly grin and so I head over to the pool area and have a beer and laugh my ass off.

    Funny story with the ATVs ,
    back in the US I bought one for my then ten year daughter,
    -Daughter was always a bruizer .To give you an idea ,one time she wanted to play Unisex football, so I went to the middle school to see what that was all about. I asked the couch . Do you really have any girls playing last season ?

    So we got the ATV, drove to the power lines. There was a clear stretch of land underneath for the maintenance crews.
    Samantha got on the ATV, took off and disappeared in the woods.
    I sat there with my jaw on the floor,my imagination running wild, and as she did not get back for a while , panic setting in.
    What felt like an hour, she showed back with a big Yahoo, and a grin on her face.
    So that was it, I took her home, went out and bought another one so that I could follow her,
    -That was another misconceived plan.
    Try and keep up with a kid on an ATV . I think I still hurt from it,

    A little more than a Rai. About 50m x 32m?

    Back in the states I had 3. two 4x4 Suzuki Eigers for my daughters and I had a Suzuki King Quad 700. My daughters and I loved going ATV'ing. We used to do some backwood camping trips up in the eastern Sierra Nevada's and up by Lake Almanor. We would go up to a few lakes, dry camp, fish. Best times of my life quite honestly. we still talk about it today.

    But I do have to say that having an ATV around the property is convenient. Can drag things out, can pull stumps and even do a drag harrow if you wat to keep weeds down.

    There is a difference between quads and ATV's. My nephew had a quad. Big paddle tires. Used to get crazy on that thing.

    Here though my wife asked me. "What are you going to do on that ATV?" I laugh and say, "Don't worry, I will think of something"

    Are you nuts Toots? Bananas produce too and then die unlike Papaya. It has taken me years to convince my FIL to stop growing Banana trees. I hate the damn things. Plant a few Coconut and Papaya trees and its easy.

    Like I said - put up the sign and wait. 6 years, 10 years, it'll get to your price eventually, though it might be better if you have kids.

    Or forget about it.

    Would be interested to know what that 'trying' involved. I'm betting 'putting up a sign'.

    Here is what I have found up in my parts. A great number of parcels that are for sale are inherited lands and the kids live in BKK. So they toss up a big sign on a gate or fence with a number or they solicit neighbors to sell it for them. That's the extent of "Trying". There is so much open land up here that you would or could sit on it for years.

    My wife is in the process of buying land in Samut Prakan and the prices are skyrocketing. Found a suitable plot but they're waiting on a legal agreement about an access road with a nearby condo.

    I'll have fuck all to do with it, obviously.

    Are you drunk, Papaya are basically annuals not trees and once they fruit from the 4th flower up they are fooked by the 10th. So whilst bananas are a clone plant and do indeed leave a stem to rot but they don't die and leave a crater like Papaya- I know as we've grown them for c 15 years.
