    As far as speculation is concerned , our area is probably the fastest growing area in Khon Kaen.
    Non Ruan is located just outside the ring road, and about 15 min from the airport or Central Mall in the heart of the city, but still quite with a rural atmosphere.     The lot we are getting is the last unsold lot in that development and is located at the furthest possible spot from the resort.
    Anyway It is cleared but and fenced with just these concrete post that they use around here, the dirt they used is very sandy , so I will need some topsoil.
    Please dont be concerned about chiming in , this forum is very relaxed and has kind of a pub attitude, aside from all the bickering they are all a bunch of great guys. I started this thread (beats doing real work) so we can all talk about something else other than politics and have some fun , so please jump in .
    I've never seen a city expand so rapidly. You can't go wrong in khon kean. Great little city to. Got a couple of mates there always good to pop in there.

    My and Mrs BLD have decided to sell the gaff in vientiane . In order to live a better lifestyle here in Australia without working to much. Were thinking about buying the villa next door and turning it into an airbnb with me and her managing it. I think it needs a bit of work though. I know the owner and he's pushing 70 but still Drilling holes in the ground . I think he would sell it to me. I'm told the markets depressed in vientiane but fuck it sometimes ya just gotta bite the bullet. Pretty I was getting a rental supplement to the tune of $2000 usd monthly from the company I worked for because I was residential instead of fifo. That went on for 5 years . My boss knew I owned it but said just don't mention it if asked . In theory I didn't own anything it was in my wifes name. Nice when a bit of corruption works for me

    Yea I don't understand the attitude some thais have with pricing and selling property.
    Before this I was interested in another piece of property up the road from us, He was asking 1.2m and the land was two thirds of a rai. But it had a small river running behind it, owned my the county (or whatever they call it) so no one would had been able to build there and I would have had use of the water.
    But he was clearly overpriced so I offered him 900K and I pay the tax.
    He said, but the neighbor over there is selling a Ngan for 700k.
    My Thai is not that good , so I told the wife to ask him "and how is it working for the neighbor ?" obviously he is asking too much because no one is buying it.
    I think Thais feel like they will lose face if they sell their property for less a neighbor is asking.
    - They don't understand the concept of , "Opportunity cost" . If you wait a couple of years to get your price , you got money sleeping and not working .
    A bird in the hand is better than two in the bush, especially when you are close to kicking the bucket, and when you do your relatives are going to get all of it .
    Sell it, take the money and enjoy what little you have left of your life.
    The sooner you fall behind, the more time you have to catch up.

    A square Rai is 40mx40m , so you are right 40mx32m rectangles makes sense.
    The title deed is Chanote .

The older folk here in Isan grew up in poverty and they don't need much now for their daily lives, they cling to the land so they can pass it on to their children. Of course many young people aren't interested in farming, still it is their heritage and if they have jobs in Bangkok they don't need to sell.     Exactly..very similar in Lao. People seem to value the land and house at what THEY think it's worth. Makes it fucking hard to deal with the daft kunts

    Always been my view as well. All these people that work and stress and hold onto assets and then never really enjoy life. I saw this happening to many people older when I was mid 40s. Short of maybe the unknown medical expense, why hold onto your money to hand it off to someone else who really doesn't care. It's a windfall for them. As we age our material requirements decrease. People save for the later in life only to never use it.

    I say spend it like you stole it.

    I think you summed it up very well here.
    Back in the days when the wife was buying land we went to look at a piece of land and asked what they wanted for it. Their answer was some ridiculous amount so we suggested a price which we thought reasonable.
    In the end they said OK but only on the stipulation that we didn't tell anyone what we were actually offering/paying. I believe this was so they could tell everyone that they had got their price and not look bad.
    In the end we didn't buy it as I was to worried about access which was through land that other members of the family owned.

    What other people think of them and bragging rights are very very important to Thais. Truth is handled very carelessly as well.

    While I can agree ootai, the problem with debt means someone is always chasing you for payment. They can be relentless.

    I would prefer to be debt free and die broke. I would laugh if at the end I had $20 in my acct and they threaten to close it because the monthly service fee is $25

    Well said BB. It is true and in the US fear drives everything. From the relentless medical commercials to being deemed a failure.

    I know quite a few colleagues that are always worrying about the future and the unknown. So they attempt to amass assets or investments for the future only to die of stress trying to get there. Sad really. The winners are the beneficiaries.

    All in red are sold, I realy liked the three rai lot on the other side, but they said that a cafe resort will open ir the front two mxct to the three rai I mentioned, and wife was concerned that there would be noise from the cafe shop. ,
