    Painting house cost

    I want to get my house painted. Inside 4 rooms, outside, and small wall. It's a pretty small house, 70 square metres. The outside wall is about 0.5m x 20 m.

    The first guy asked for 25k including paint. This seems way too high to me. How much would you pay?

    That should be 35k.

    I think I'll ask how much for labour only.

    How any levels ?
    How many coats
    Exterior render then water paint?

    You are able to control the costs there
    Any painter will now better sources than you but if paying top dollar make sure you get what you pay for not his stale leftover stock

    Access , Ladder Height on upper floors will determine time/money for the work

    If on a tight budget just fix price per job in, out or per hour (dangerous if unsupervised)

    If no loss of face as in tiny villages get 3 quotes for identical task should get close to "going rate" have Thai wife gf haggle and pay nothing until satisfied with the work sounds like in dry weather

    1 Day prep I man if no scaffold easy access
    2 First coat and if wood needs sanding /stripping gloss etc
    3 after an interval for the coolest shadiest places to really dry a second coat?

    If it is you own home and no plans to move top quality paints are a good investment.
    Labour costs have doubled here in the last decade for skilled trades.

    A good quality paint is about 2k baht per gallon. Will cover about 350 sq meters on a smooth finished wall.

    Just calculate sq meters you need to cover to get paint cost. From there you can determine what they are asking for labor.

    35k baht for a single storey, 4 room, 70 m2 house sounds high to me.

    It is a one storey house and I want the cheapest pain, just one layer as I am moving and just want to freshen it up.

    Ok big 20 L trade paints, Approx ,

    Actual coverage depends on materials how clean dry absorbent, block, concrete buy 10% for spillage double coverage and retro touch up is my advice. Interiors can be rolled one coat for a flash, obviously ceiiings first. If got quartz marble bathrrom kitchen slabs I'd cover its a fiddle but easier than scratching hobs, vanity units I have ceramic cooker so paint a no go. If it a landlord's or cheap chinese style hob/ chrome ring, A wirewool and household cleaners suffice/ or some really rough "trim". It can be very hard getting unwanted matter out of your ring . Rubber gloves and masks shave never been easier to find, as teh C Ra bank "withdrawal" revealed

    If your In Chiang Saen I'll do the painting bit for free.
    A really clean , all windows /gaps, glass/tiles chrome taped clean can do one coat 80m square an hour with a compressor, do you have one, I could schlepp my compressor over but by Al in Buriram has still got my pro spray gun, says cannot return due to Covid tho I think he's turned into some sorta auto-enema bong so you'll need to pick one up or better get a slab of ale and we'll kick back and teach a couple lasses how to use rollers , hours of entertainment ?

    I did a small aircraft hangar over a pissed holiday weekend with 2 mates for fun in Qatar , Ali Baker fixer went spare, he'd earmarked the paint for one of his nong's Villas. just to escape house garden animals TD for a couple days.I have to add I am mre of an artiiste these days and never a decorator and cannot work at heights due to Menieres disease, indolence and vertigo.

    The real pro ones hard to find in the sticks but for single use this would do it, revalved of course or a Milwaukee.

    The prep is the key to a good finish with any paint.

    Perhaps pay a coupe gals really clean walls and all surfaces as dust may adhere. No special tools soapy water , elbow grease remove all mouls grease and if painting light/white over stains marks , fill then a dab of gloss day before the top coat will yiled a passable finish.

    Tools for the worker

    1 inch cutting in brush for corner
    3 Inch

    Real horrible single use roller sets are under 300 in Homepro, Global etc but better spent 900 (if thoroughly cleaned in lots of sopay water , you'll have a friend for life, that never complains about your driving, drinking, or "art" on a real good roller and can use anYthing a 30 baht sQUARE plastic bowl as long as spotless the proper try with grooves usual comes wit the cheap rollers .THE ROUND yELLOW ONES ARE UNSUITABLE EVEN WITH A FREE PIE AND A BOUNCY ASSHOLE.

    A pro should not need drop cloths or any cloths but do have a few too hand while any Mong can try to use a roller in 10minues, any Hmong (wth no tradition in painting there dovetailed wooden abodes,) A kid can walk spillages across your drive /tiles, guess how I know , So a 5 liter can of turps substitute on site is a wise investment and can offer to the lads as cocktail to dilute their yadong at dusk

    If leaving for spa weekend while the proles roll be very very sure you cover /hide /remove anything that could get painted /sprayed in error, plus if Mrs has expensive Lawn/Manchester/Lace/silk esp Brocades and clothes I'd remove into car etc for a few days if using Gloss paints as the esters adhere and resemble a hoi vendor. as Matt Emulsionson who drank a can of Gloss said it was a terrible end but a beautiful finish

    we have had our 5bedroom house painted 3times in 12yrs.
    do a colour match first,buy your own paint and undercoat,then find a house that has recently been done,and if its good get the wife to get a quote for the job.
    we bought our paint,top quality TOA, 17k.bht and 25k.for labour but thats a big house.
    last dont let them buy the paint as they will add 50% water as they know its easy to go on.water 10% at most.so keep your eye's on them.

    PS for exterior walls , worth thorough wire brush / bleach to remove any dirt mould, not sure where to locate but scrubbers do exist in LOS

    Primer sold here is around 280 baht in Stores I can give you intro to Ong who gives me 25% discount on everything so ask Mrs to haggle asking prices are usually an estimate 5 liters/ A UK Imperial Gallon or about 1.3 US Gallon) which will do 30 square metres (about 325 sq feet ). I usually dilute 10% with CLEAN WATER , if your source is a well ect , filter any impurities

    Exteririor Paints start Emulsion c 800 baht up, Snowcem type better quality will be double

    This is a good primer and should do 70m or 83m2 if thinned

    Can give you 2 x unopened 5 liter primers pus about 3 in an opened but properly seealed by me

    Plus prob enuff odd pots free t collect to paint one side of the Titanic rainbow colours 2 coats
