    House Renovation. Uthai Thani

    This is a photo of our house from 8yrs ago. It has been empty for the last 6yrs and the termites and weather have taken their toll. Roof was close to collapsing from termite damage.
    Our niece recently moved in due to job loss, so we thought it was time for a few repairs. I intend to retire next year, so want to make it comfortable for some extended stays.

    I am confused, the house did not initially have a steel frame roof?
    Anyway, If they are doing a steel frame now,make sure that they prime all the steel including the welds.

    Was built with a wood framed roof, I've got some photo's of the damage, I will post later.

    We built our home in 2010 BB, all teak Upper, including the roof, and clay brick/render downstairs, Back then up here it was considered longer lasting to build in teakwood rather than steel.(the wife had land with teak trees), If I ever did it again though I would build a single storey brick and steel home.

    I was just a bit surprised.
    I have been following house building for the past 10 years and have build a couple of houses during that time , and I had not seen a house build without a metal roof. But we are located near a large metropolitan location, where wood is not available and is expensive.
    We have my wife's parents house that she inherited when they passed away. . and it has a wood roof, but it is over 30 years old. to plan to tear it down in the next couple of years and put something more modern up.
    As you said you have a lot of Teak wood in your property , so it would had been free. Probably the same with the P76.
    I learn something new every day.
    Looking forward to reading more about this renovation.
    The sooner you fall behind, the more time you have to catch up.

    Photo's of termite damage. As you can see, the roof wasn't staying up much longer. Already had a ceiling panel fall down on the front porch.

    Went for white colorbond roof to reflect heat and 7.5 inch fibreglass insulation.
    Builder suggested gutting all electricals and rewiring with an earth wire to all outlets. Great, go ahead.

    P76 thanks, do you get much rain noise with the colourbond? it tends to be one of the reasons cited for not choosing it.

    Hi malmomike77,
    I have not been to Thailand in 2yrs, so not sure about the rain noise. This work was organised over many phone calls.
    I am sure the thick insulation will deaden the noise. Wouldn't bother me too much anyway. I hear the house is now really cool inside, so very happy with it.
    I also had the roof extended at the front, got rid of the pissy little roof over the front porch and raised the roof to one level. It now shades 2 of the front walls and I can park a car under it.

    The fibreglass insulation will either be 3 inch (75mm) or 6 inch, not 7.5inch. But with the white roof even only 3 inch/75mm should keep the place cool. Cannot go wrong with Colourbond roofing, wish I could convince my wife to go for a white colourbond.....no, got to be tiles ☹️

    Hi Mikenot,
    I thought the choices were 3 inch and 6 inch insulation. When my wife was talking to the builder, I asked several times to confirm he was getting the 6inch. I was told he's got 7.5 inch, maybe he was talking about something else

    Aroung 3yrs ago, I had to take this door off and throw it out as it was full of termites. The next year, I had to remove the door frame for the same reason.

    for your knowledge 7.5 centimeters is right at 3 inches. With language involved and hearing Jet Choot Ha I would check what I got.

    Since I am led to believe that we also have the house properly earthed, I had a hot shower installed. Don't know why the pipe is sticking out and not against the wall. Will be checking on the earth when I get over there,

    Spirit House

    We had an oversized spirit house in an inconvenient position. It is right where I would like the driveway. The builder said he would remove it.

    We had to get a guy to do a bit of a ceremony before the builder would touch it. Then he said we need to get the new one first so the spirits can move straight in. We don't want spirits wandering the neighbourhood.
    You guessed it, another ceremony. The new one is in a corner out of the way. The spirits seem very happy with it.
