    South Australian New House Build

    I was always going to build a house in Thailand, however circumstances changed and I have decided to build a new house in South Australia.
    I thought it would be interesting to show an Australian build on Teak Door - there are many experts here who may be interested in the Ozzie style build
    Build started last month - Lake front home, Alfresco area looks onto lake. I will post pics of progress when I get time - any comments please feel free to fire away.

    the lift looks cool

    why are you wasting the space between bed 3 and 4 - space for cobwebs ?

    Purely for aesthetics, the entrance will be a feature and the ballustrade overlooking the void should look good - ceilings downstairs are 3.3m upstairs 3m so lots of height.
    The house is over 600sqm so lots of space, not at a premium for my little family of wife and stepson.

    I bought an existing house which was demolished for the new build
    First Pic is mid November 2019 just completing demo
    2nd Pic is 3 days later with site levelled

    I am definitely not a wine snob, however I have a fairly decent collection of wine including every bottle of Penfolds Grange from 1966 to 2001. I started collecting it near on 20 years ago.
    The wine is kept in a temperature controlled wine storage facility. - I dont even get to look at it - waste of bloody money for the storage. I tried a bottle a few years ago and was seriously underwhelmed, glad I didn't get the taste for it!! It has however increased significantly in price since I bought it. My intention is to sell it to a serious collector in the very near future.
    My plan with the wine room in the house is only to keep wine I will drink, definitely at the cheaper end of the scale.

    I've recently discovered a love of wine but only collect empties after I've drunk a bottle.

    Only reds but as whites make me ill and I know precisely nothing about wine other than I like some and not others.

    You're spoiled for choice in Aust though, plenty of cheap and good wines.

    I did that with Tequila. I have some quite rare ones. I had amassed nearly 130+ bottles at one point then auctioned a few off and made a nice bit of cash for really doing nothing. I also started to drink quite a few figuring why not enjoy it. I will crack a rare old one on my next Birthday. I know here in Thailand I will never find a good Tequila.

    Hey long time no speak

    the wine is all hermitage - penfolds removed the Hermitage moniker a few years ago and now known as Penfolds Grange.

    trust me even after double decanting the 73 and 85 I just did not get it!

    not a big Shiraz fan - cab sav from the Coonawarra- hard to go wrong - and cheap as chips- there’s a good Scotsman for you,

    No secrets here

    Land cost was A$1,215,000 inc stamp duty.

    Build cost is just shy of A$2500 per sqm. The build cost is high due to the specs - 4-5 person elevator - window double glazing spec - 20kw solar system - Gaggenau appliances etc.

    Most builds put 2 houses on these blocks as I am only putting one larger house, I have no doubt over capitalised, however I have no intention of selling therefore not too concerned.

    Timescale - handover is scheduled for late September to early October.

    Batteries 13kwh (2x6.5kw) I think they go in garage

    I am not sure where server will be but all cameras will be hard wired, the rest of your questions and info are a bit technical for a dummy like me. However I will ask the builder and make myself sound uber smart

    get the cat6e ethernet to each room of the house with a faceplate and have it all come together in the study

    airconditioning will be required

    if you are using cameras wired with co-axial cable back to a recorder then you will want cat6e ethernet from the PVR to your switch and if they are inn he same room then it is easy

    and you can keep them powered with a UPS if there is a power issue in the house

    having cat6e all over the house will also make it easier to deploy wifi access points to areas of the house
