    Banpatan.com

    My wife was looking for house plans and came across this website (Banpatan.com). Has anyone had any dealings with them? The houses are impressive but I don't feel the price is very realistic. We will be moving to Thailand in about 1 year to retire. Still need to find land in the Sattahip area.

    We looked at some of their plans, i liked their MD19 layout, but the GF hated their flat roof...."It will leak ". For the plans we looked at, small/med single floor, they estimate 10,000Baht/sq.m for construction, as of 2-3 years ago....probably 11,000 (?) now, plus more for farang standard fittings if you want them so yes, their construction prices are probably understated but the actual plan prices are quite cheap. And apparently include the BOQ so you can do your own costing or purchase of materials.

    I didn't see the flat roof that you mentioned but when I build I will certainly have a flat, concrete roof for extra outside space. Done properly, it will not leak.
    Where I live, land is very expensive unless one wants to go miles out of the city. My wife is a teacher and takes private students, so we want to be within the city, therefore, footprint is important. A flat roof could provide an outside kitchen/BBQ area and garden.

    Thanks Norton. Yes, I like that. Steps up, a safety rail all around, and a few modest wood constructions such as a bathroom and kitchen. Kitchen garden in pots, from lime tree to corriander and basil.
    As long as the roof is designed to handle it.

    Funny that she has something to say, will she pay ? I find these old style standard roof totally idiotic and only want flat roof that can also be a terrace.

    I like it too. I would use it to inspire something a bit easier to build (fewer corners) and having more floor space. For example I would shift the kitchen and bathroom to the left (east), sacrificing that deck but for a small laundry, and I would then have the deck accessed from the TV room (and kitchen). The deck would be much bigger. and so would the TV room. I would also utilise the void beside the stairs to extend the deck and that would be the stair access to the roof.
    The laundry may also be put on the roof with a washing line in the sun.

    My wife likes the traditional Thai home, single story, BP09. Enough room for us and the grandchildren when they visit.

    I have recentley purchased Plan for BP12. However I think that the BOQ they supplied is out a fair bit in some areas

    I just had engineering plans drawn up 10,000 baht and estimate to build came in at 11,100 sq m to build in the Roi-Et area.
