Short answer is our two level 260sqm home cost per sqm is in the vicinity of 12,500 baht. We have our builders detailed cost sheet and another sheet where we tracked every baht we've spent, from land purchase through to Malay Grass turf.     Home Stay Question

    BiP, is a "Home Stay" the same as what we call a "Bed & Breakfast" or B&B in the US?
    How is your business doing so far? Are you willing to share prices or costs on this site?

    Thank you so much for this marvelous contribution on house building. I have just (well, took me a couple of days) read your whole thread and I enjoyed it immensely. Just like reading a novel you can hardly put away untill you have finished it. I would love to see your house, which I fwwl I know so well due to your storytelling. My wife (and I) have a house 75 kms west of Udon Thani that she have had for 25 years. We have been together for 20 years and have remodelled it twice (living in Denmark most of the year while she is still working). In 1989 and 2018. My concern at the moment is rain water from the roof. There wasn't put up any gottars in 2018. You seem ok with letting rainwater splash down on your cement apron; looking at older houses around the village it seems it will miscolor the painted walls of the house pretty fast, woun't it?

    Thank you so much for this encredibly interesting thread. I have read it through this passed week like a book I could hardly put aside. Firstly it is so well ridden that you think you know both you and your place after having read it. It is so full of info, thoughts and facts about building a house and settling down.
    My thai wife and I live on our 20th year together partly in Denmark (she is still working) and 75 km west of Udon Thani. She built the house 25 years ago and we remodelled it in 1999 and 2017. You don't have any worries about the rainwater splashing down on your cement aprons and miscolour your walls? I intend to put up gutters soon even though it is only a 1-story house.
    Hope to see your wonderful place sometime.

    Celebrating one year in our new home today. Will post some pics of then and now in this and the Landscaping threads over the coming days. Homestay business just completed an amazing first six month high season. Now in the low season but bookings keep coming in.

    Sorry for the delay in responding Wasp, don't look at the thread much. Yeah have now been in the house for more than 25 months and we continue to be really happy with it. Still no real issues, in particular, nothing structural. A concrete path on the north east corner has settled 3-4 centimeters and cracked the steps down from the level 1 terrace. They will be rebuilt soon. Got sick of the dimmable light globes being expensive and unreliable so replaced everything with standard switches and new globes for about 1,500 baht (did a deal with the electrician who wanted to keep the dimmable switches). Going to start gradually repainting the whole interior of the house as an ongoing maintenance item. One of the sliding screen doors from the level 1 terrace into the dining room is stuffed and removed. That's what happens when two Labradors collectively weighing maybe 90kgs run full speed down the side of the house, onto the terrace and then into the dining room without actually checking that the screen door was open.

    Just this week the wife and I completed the installation of ceiling insulation in the roof space. A tricky job that I'm thinking of doing a separate thread about.

    Well we've been in the house for 27 months now and no surprise but a small number of items need repairing. Top of the list and the biggest by far was a rebuild of the back steps off the level 1 terrace. The concrete path they sat on sunk about three centimeters due to being poured on top of inadequately packed soil around a seepage pit. We asked our original builder to recommend someone and they turned up on Monday late morning to look at the job. We already had purchased some more tiles and there was a pile of gravel and sand out the front of the yard from another job we are doing. They gave us a list of things to buy for the job and we got those in Pua and nearby Tha Wang Pha on Monday afternoon. The gent turned up at 8:00am on Tuesday to start.

    These photos show the dropped concrete path opposite the steps and the damage to the steps.

    And job finished mid-morning of the third day. Total cost was 3,600 baht being labour of 2,500 baht and 1,100 baht for materials. Can't argue about value for money in Thailand. According to the wife the gent was interested in doing some other work for us. We are doing some value adding updates and repairs (refer the Greenscaping thread) ahead of listing the property for sale.

    We're quite satisfied with the homestay financial returns cyrille as they are exceeding our goals. Post-COVID we expect to press on towards a surge of both revenue and net profitability. The reason for seeking to sell is there is extraordinary and it would seem to us irrational demand for quality tourist potential property in the local area. We expect to achieve a net price of at least 60% more than we have spent. We intend to lease it back for 12-18 months and while we are thinking about a range of options the most likely is we will build another homestay in the area and transfer the business to it during an off-season period.     One thing for sure BIP, If you leave cement unprotected it gets black mold and degrades extremely fast around here and once water can seep and weeds can grow in the cracks it will split the cement.

    To your point, we have had quite a few people ask why we do not offer our place as homestay or rent it out for weddings. It seems to be a very lucrative niche business. I admire that you can open up your place to strangers.
