    Foundations - so confused

    Folks, can someone please, please help me. I'm designing a small, two story, house in BangSaray, about 7 km from the sea. What type of foundation do I need?. I intend to use lightweight roofing such as Onduline and 200mm QCon for the walls. I've been told everything from 8 metre deep pilings for every 3 metres of wall to a single 500mm concrete slab to 1m deep foundation walls. So effing confused.

    I self built

    There are many factors to consider

    Local geology

    Loadings

    Will your walls be for example

    Wooden

    Concrete slab/pour

    Q-Con aka Superbloc

    Aerated bolk

    Small Thai red Brick etc


    Welcome to pm

    If it is to be a main residence or you may wish to re-sell/insure it is worth spending the very little extra

    I used 5 tons of steel in total, my wife and local amateur builders considered mad

    When the earthquake happened , local temple collapsed my home didn't

    A competent engineer may well exist in local highway / land Office and it's amazing how cheap professionals can be.....

    I used no wood in the external build for aesthetic and pest control reasons, I chose steel glass and 20cm thick Superblock and worth every penny.
    The extra cost per sqeare meter negligible when build speed relevant on 232sq m
    I chose Mae Makkan for fixtures harder than teak and seems insect proof after a decade

    Hi and welcome... I did piling because... the OrBorTor engineer, who obviously knows a thing or two about the location advised me to do so. As has already been mentioned, it just depends what your soils are like... in my case there was a soft, springy 'upper' layer, but down below was a solid layer, and that's what we built off, hence the piles.

    Mine is also 2 story which also has an effect on the bearing (weight pressing down) of the building on the soils. Maybe a small single story home might be OK where a 2 storey would not.

    If you do pile, once the piles are in, in any case, you are still affixing the pile caps (same as your average spot foundation), then rigging a plinth beam around it all, and casting the plinth, again in the same way as if you had not done piles. Think of the pile as a foundation 'extension' to get your build on solid ground. (lol.. 'cos that's exactly what they are!)

    The OrborTor office is a good source of information and you will need them 'on board ' as ultimately they will be approving plans (unless of course you live in an area where 'approvals ' are 'not necessary'!!)

    Every amphur should have geological maps for their area, go see your local or bor tor/town engineer and they would be able to tell you what you need. It's no good asking on the forums as different areas can and will be completely different geologically, so unless they live right next door, and have exactly the same sort of house, all these forum 'experts' are guessing. And that also applies to all the family experts as well ...unless they are qualified engineers ignore what B.i.L. Somchai says.

    LOts out there like him..One guy messaged me and asked for a builders details which I gave him and the builder died waiting Joking of course but lots of people sitting in their home countries dream about building the perfect home in the Thai jungle and living the rest of their days out hu**ing Jane and swinging through the trees with cheetah

    Sometimes Thais just totally confuse me on that lack of training given to staff.

    I asked a large company (Not CPAC who are very professional) for a price on 65 cube for a road of 280 KSC ready mixed concrete

    I get a phone call and some lady asked me and I kid you not....."can you tell me what this product is?"

    I said "WHAT!!!!!!!!!!!!!!!!!!!!!" you don't know what concrete is? said something in Thai and hung up on me LOL

    Obviously if you don't know then you don't have/need planning permission so I would side with Klondyke and ask a neighbor

    As for RM Concrete if it help you I found Siam City Concrete to be 220 baht per cube cheaper than the others I contacted

    Ok then maybe you can advise me which one of these 2 sample of her Ready Mix concrete she sent me to chose from should I go with to build a 100m x 6m concrete road?

    If it is , it is no excuse for being rude, the person at the other side of the telephone is not lust a voice , it is a person same as you, with dreams , aspirations, self respect, self esteem,a family etc.
    that person did not understand what you wanted and made the effort to call you back and try to understand. instead you insulted her. How would you like it if she was your daughter, wife or mother? How do you think she feels about farangs now? What do you think her demeanor would be when I walk in there to do business?
    Did she talk to you in English, or Thai. If in English, Perhaps her English was not good, if in Thai I am sure your Thaims not great.
    The simple response IMO should had being,tell her the name of the company that made your product, the particulars, and what you needed it for. I am sure she would had told you that they did not carried that product ,that's why she was not familiar with it , but had a similar product with a equal PSI .
    You would had got what you wanted, she would had got what she wanted, A Win, Win, situation.
    End of Story.
