    The Full Package Chang Mai

    Hi all,

    Like most on here no doubt, I have fallen for Thailand. I am fortunate enough to be in a position to be able to invest a decent sum in a holiday home.
    we are looking at property and land on the outskirts of Chang Mai.

    I have my business at home in property, however I am well aware that building and quality out here are poles apart in most cases.

    so if any of you fine ladies or gents can help in the following, that would be great.

    land contacts or farmers known? (I have 1 Avenue)
    builders of individual trades and contacts?
    The full package start to finish contractor?
    Designer?

    I have a Thai friend who will help with the purchase and share requirements for my Thai Ltd company.
    its all the key items above, which is pretty much everything I know.
    Anyone on here already gone through process and have their dream built?

    Are you sure you want to go the Ltd. company route. I recall there was a clampdown on that recently.

    You might be better off renting a holiday home (or a few different ones) for a few years first.

    Was it JPPR2 that was gonna buy a house down in Hua Hin, but had the wisdom to rent it for a year first, year paid up in advance.

    After a few months the neighbor opened up a pig or chicken farm, the sound and smell made it unlivable and he had to leave it with 6 months rent paid up.


    Good to get to know an area in Thailand first, before jumping in and committing yourself to it.

    Merry Christmas boys. What ever happened to Fredwiggy? As I recall he was off to a similar venture when he just dissappeared off the forum. Possibly from all the ridiculously sassy remarks.

    Hi CAS,

    I agree, rent first in an area you like before you consider buying land. I rented a pool villa in Hua Hin once, was wonderful, spacious, modern, private, and got to thinking that I would like to buy... after a few weeks a helicopter school started operations and for 4 hours a day, 5 days a week, the house was rattling as people took turns to fly circles overhead at 500 feet... moved out after a month (close call that one!).

    If you are serious about building and can find a legal and trustworthy way to do it, I recommend having a chat to a few people face to face who have built (or are still building), there are many ways to approach this, all depends on what you want at the end of the day.

    I'm in a very nice area 26kms out of Chiang Mai on the 1317 (South East highway), mountain views, easy access, I can introduce you to:

    Building team(s)
    Legal advice
    Friends who have completed builds, and who are still building (a very broad range of properties)
    people with land for sale around On Tai (San Khampaeng)

    If you are interested, PM me, or head up to Baanpong Lodge Home - Baanpong Lodge and have a look around the area... I'm a neighbour, so they know who JonnyEnglish is!

    i am of to K Samui in the morning so I have no time left in Chang Mai.
    I thought a LTD company and my Thai friend was the best route?

    The Thai Limited Liability Company, which means that the majority shareholder under Thai law would need to be a Thai national (our friend) An agreement would then be put in place that would result in the Thai entity handing over complete power of attorney to me which would then provide me with a significant degree of security in the venture, and in turn in the ownership of the property.
    They then sign over their shares however many months later.

    I don’t like the leasehold route as I think there are bigger risks?

    i absolutely agree that making sure the area is what you want.
    Ive spent time with just me and the wife and also the kids a few times out here, and Chang Mai ticks all of our boxes.
    The goal is to buy a pre built home and rent to holiday makers when I am back in the UK. I won’t be reliant on the rental.
    its just good business to have it used when I am not here. We would be out say 2 months of the year at different times.
    i have 3 people speaking to farmers as well to try and bypass agents and developers. However this may yield nothing.
    We are happy as long as we are within 40 ish mins from the centre of Chang Mai, views are top of our list, and near a water way would be perfect.

    I don’t intend to wait about too long as the prices will only go up as the more popular the areas become.

    I presume that your kids aren't half Thai, as if they are you can obviously buy it in their name.


    And buy the way you can own the house 100% in your name, as long as it's a separate legal entity to the land it's on.


    This is a lot easier to do if building from scratch, rather than buying one already built.


    If you fancy one of those nice wooden knockdown houses, you can it moved a future date for around 1/3rd of the original price should the land owner become difficult.

    This is exactly what we did - she 'bought' the land and name on Chanote, and my name on the house.(lol...when we finish building it)
    I have the 30 yr lease over 'her' land for a little extra security (that is also recorded on the Chanote, btw).

    Just so you know... when it rains, just 'bout everyone is 'near a waterway', and if the sofa floats past, maybe too near...

    You will need to do some land raising to be on the safe side.

Presumably (based on your opening gambit) you have the means to fly to Chiang Mai, hire a driver, and physically visit contractors and designers to see examples of their work? Or knock on the doors of expats and chat them up and ask them who they used? Or how they got land? Presumably, because you own a property business, you know that the prices offered to you compared to a local will be different (as you are presumably a non-Thai-speaking foreigner with apparently no legal or familial ties and no obvious sign of familiarity with Thai law).

    Why this forum? Presumably you go to your favourite search engine and type in keywords to do with this you get a number of other forums first some more overtly focussed on housebuilding and related things... surely you have asked this question there, and got answers? Have you even searched this forum or looked through the various housebuilding related threads?

    None of this adds up... who are you? where are you? what are you? why are you? how are you? (you didn't even bother with the normal introductions page, you just leap straight in plugging for info... what do you think that looks like?)

    I wasn’t aware you were admin and that I need to seek your approval.

    I dislike having to react like that RH. I don’t really want to leave chapter and verse on my history, and background and numerous other things that are being called into question by CN.
    Just a simple back and forwards on peoples experiences is all I was after.

    Despite what anyone might think, feel, "know" or have experienced, every single situation is different. Location, timing, financial situation, personal requirements, timescale, design, the people involved, etc. Even the law is interpreted in different ways by different gov't officers in different locations (what might be a rule in a land office in Koh Samui, may not be the same in Sankhampaeng). What is one person's take on things (however accurate for them) is not necessarily valid. Asking about, collecting information and having a look for yourself is never going to hurt, could cost the price of a bit of petrol, some time and a few beers, but hey, it's all about the journey .

    Be careful with "Thai friends".

    As Luigi suggested see/stay in a few more areas prior to committing to one, if you haven't already. There are many very different "attractions" around to savour.

    Yeah, a good enough way to do it.


    The land is in her name, this is then leased to you for 30 yrs, then the house is built and it's legally yours in your name.

    Once she's not likely to murder you, it's good.

    We have traveled Thailand for years now. Our 2 places of choice are Chang Mai and Samui. We are now out in Samui having a look in our favoured areas.
    It’s certainly not something we will be rushing into, so it’s good to have a read and chat with others on pitfalls etc.
    I have 4 more days looking at property in Samui before flying home to think of our next move.
    We have a good Thai friend, but I am sure plenty have been burned over the years. As long as we are legally protected as far as possible we are happy. If not we simply won’t invest our here, and continue to rent.
    We simply love this country and wouldn’t want to invest elsewhere (other than at home)
