    I don't see any heat reflective foil there.



    Roof Sarking as a heat reflective foil barrier is a great preventative measure.

    Is there any eves venting?

    If you are having a gyprock/drywall ceiling (as opposed to a suspended tile ceiling), any roof leaks puddle in the ceiling and the more insulation you have, the more sponge you have. The ceiling eventually sags and, in extreme cases actually drops.


    How you have done it seems more like a house designed to insulate against cold weather, rather then hot weather.

    we were thinking about that too but it was way to hard to deal with PD HOUSE at that stage with this issue.....a really headache we tried it but on the end we went for "6 inch stay cool".....which we had to buy by our self(were on special at that time.so no real up price for us) and kept it stored at my parents in law in the 1.floor until they came and used it.....

    im fully aware of what can happen if there is a leak on the roof.....sponge effect....

    the eave ceiling gives a nice breeze through the roof...which i didnt come to that(not installed yet-as my story goes) yes we have it......

    great post anyway,sure it will help some people out there......

    and i dont have a vent up in the roof as they are vey common in AUS....in that regard i think the eave ceiling does that job......if im not wrong......

    You mentioned the Home show at Bi-Tec, I also was there and attend every year. Always something new on Display.

    Did ya see the The Whirly, Roof mounted Hot air extractor that is connected to a Solar panel and stores energy. ?

    ^ ^ not exactly sure of the expression 'eave ceiling'.

    Most achieve the ceiling/attic ventlitaion in a few basic ways ...


    Usually, in Thailand, it's the vented soffit intake and the gable vent for exiting the hot air.

    Just google gable vent and you will see the vast ways it can be done.

    Below is one example.



    Both vents, and you need both to create an air flow, are relatively easy to retro fit (install after the build).

    It can either be 'passive' or fan forced.

    i havent seen it.
    looks like we only had eyes for what we needed for the house....

    yes they have new stuff or stuff which are on specials....(old stuff) from last year models on big discounts...

    always try to go there and have a look....used to have it twice a year...october and february....but couldnt find anything yet for this february...maybe too early.....
    you can look on the BITEC website what kind of exhibitons are on....

    Great thread. I see you did all your electric rough in. Looks like if you want it done right you do it yourself. I will be doing most of my own electric as well. Keep it coming.

    ....im back in town....mmhh village i mean.....

    .....with the same problems as before we left.....looks like nothing changed in the meantime......who would expect any changes.....me and my wife......

    anyway we had a great time with our good friends from CH....
    me and my good mate have done a little slab for the aircon while we were here for a couple of days...

    the only one which is really square.......will show it later....

    so what did they(PD House workers)achieved in that time.....not much at all......
    focused on the outside,only brought 1more worker to site for only a couple of days,while we were there....

    once we left,everybody left too,according to our bush phone......
    since we are back,somehow work has resumed.......deadline for the inside of the house is in 2 days....which they never can do it.....still to much of fixings and painting...

    conclusion:PD HOUSE did not(yet again)finished what they promised us....which was not to much,even with an extra month on top........DISAPPOINTING...straight through...

    the engineer told us....i told him(my wife) if you fail i will find a lot of stuff to fix and correct....
    he just had a shy smile on.......he may thought im joking...which im not....

    ...the little concrete pad for the air con in the living room...

    ....it was not a big thing anyway...clear the ground a bit....







    ..put a frame around it and lay a couple of rio bars...



    pour the concrete and make it nice....



    ...and the next day,take the frame off...all done..the outdoor unit will be standing there.....one day...........its ordered last year....just wait for PD HOUSE to finish first.....

    ...another surprise the next day....

    ......we just came back from the little farm where we tried our luck with catching some fish for dinner.....(didnt have such a bad day for a long time-had to change the menu plan)...we spotted some people on our house....we went there and had a look.....

    people from WINDSOR came and cleaning the windows and doors......
    we dont know why????the frames around the doors aint finished,painting not finished.......

    well they have to come again later........who ever organized it(PD-House),has no idea......

    ...from present time back to the past---end of May 2016-

    ....well,long story short...me,my wife and son have to fly back to CH asap.-family issues...

    we have to leave everything as it is and give some final instructions to the foreman...they want to start with the ceiling on the first floor....

    no problem,i draw up a little map and my wife showed him and explained it....all clear and good he says..........

    leave the conduits down in the middle of the room with a timber support and the other one about 1metre away for the smokies.....

    not a hard task isnt it????


    so off we went to CH and the only connection was through LINE from my wife and her parents with the landline.....

    ...and they started upstairs....and outside with pictures from LINE between 2.6.16 and 6.6.16

    ...going at full speed.......



    preparing for the rendering outside.....






    the support for the ceiling.....upstairs...





    ...and a couple of days later....






    ...and pouring the floor upstairs....looks as they run out of materials......as usual....not the first time......its very common here on site......

    .....by mid June 2016....

    .....still at full speed....

    Gyprock upstairs done,without the toilets.....and the rendering outside almost done...

    .....we feel happy to see this pics and progress....and lucky we finished with all the conduits in the walls before we had to make a quick escape........







    Gyprocks are up in the upper floor.......but where are my conduits??...still up in the ceiling i guess......

    Great pics show, keep them coming, PD house does seem to have a few problems but the houses are very nice when finished

    yes they have a few problems.......

    without us being there most of the time,it would have been a disaster...me and my wife's viewpoint....

    ....and yeah they have nice looking houses,in general,no doubt about it.....

    the primer paint is on.....




    ...and the base for the handrail are done too.....




    ...bricks are going up in the showers-toilets.....




    ...outside they are digging the trenches for the grey water......looks as they got a bit of rain.......

    measuring the windows.......



    ...looks as the roof for the carpark is done too...and the tiles arrived......so they are not running out of work while we are still in CH.....

    we extended our trip,another month on top of it....June was such a rainy month...i ve never seen such a bad-rainy June in my life(apart the last10 years)...
    and i asked people...they all said the same thing(including the last10 years)....

    ....beginning of August 2016....

    ..another set of pics we received from PD House.....we are not far off anymore.....gonna fly back to Thailand on the 5.8.16 and back in home town by around mid of month.....



    ...they started with the eave ceiling....



    ...laid some bricks around the opening of the septic tank.....



    ....filling the gaps and holes on the ceiling.....




    ...some good progress on the eave ceiling.....



    ...they installed a mozzie-net above the PVC which keeps all the bugs out of the roof space.....hope so....and the air still can circulate through the entire roof....

    ...the sparky is back on site again.....

    ....and has lots to do....they are waiting for me to put the timber support on the ceiling for the fans,dining-light and smokies.....they did wait for me,coudnt do it.....(been to lazy).....
    not exactly sure where all the supports go......yeah.....

    so i cut the timber to size i wanted and treated them with some liquid,the bugs-termites dont like....just gave a rough paint over......and mounted them up....





    ...for the dining light....



    living room-dining and kitchen.....


    and of course we have some issues.......



    they chipped into my conduits and hit-touched the wires a bit.......so i put the Megger(Insulation tester/500V)on and tested it....all good.....



    ...and fixed it.....so they can close up the hole......


    another issue was with the detail on the roof-end from the carpark-shed.....



    ...as you see its not made really good....the foil will get cracky after a couple of years.....from the sun....

    contacted SCG and they said,we have a better option but PD House wont pay for it...mmhh........

    .....its gonna be on our punchlist on the end......it has to be fixed proper.....end of this chapter for now.....

    ....more issues....rain-water related..

    ....its raining heavy...and it has been....and more to come.....



    ..looks as there is no slope around here.....2 drains are on the other side,each end...




    the grey water service boxes are full of dirt.....



    and the big pipes have fair a bit of mud in there too.....looks as the lids havent been on top of the boxes while it was raining.....



    ..so i dug a bit out of one service box........or is it something else......

    ...more work for the sparky upstairs......

    ....after i finished on the ground floor,i went to the 1. floor where my wife helped me with the timber support.....i had to go up in the roof space and hold the timber,while my wife was drilling the screws in.....i prepared everything beforehand.....
    she just had to drill it in to the timber........








    ..and thats how it looks from where you normally are....



    ...another room....



    ...a look down to the eave ceiling while a was upstairs in the roof space....you can see the mozzie-bug net......which should keep insects and bugs out...........

    I like you eve venting, more airflow then standard eve vents and still keeping the mozzies out.
