    This land ownership business is always in the Thai's court which to my way of thinking is the way it should be.

    Australia has sold off shit loads of the Country to overseas interests, it sucks.

    If one gets done over in a relationship breakdown in Thailand just walk away.

    Best way to approach this issue.

    Work that into ones budget and its all good.

    At the prices this guy is talking its a no brainer.

    As long as it is a legal marriage, then everything attained during the marriage is split 50:50. The problem seems usually to be if a property is bought before the marriage in the ladies name, it is counted as hers prior to the marriage, and thus she keeps it.

    This is something I did not know. So let me get this dialed In.

    So I get legally married, I then buy a house and Land in the wife's name.

    We stay together 5 years before it goes tits up, she must sell up everything and give me 50% according to Thai Law.

    Is that what you are saying ?

    Pretty much. Of course, it depends upon how connected your wife's family is as to how slow it goes and how likely you are to get the dreaded deaded. When you get divorced here you fill in a form stating complete worth of the union and it split 50:50.

    The other issue I assume is that fellows meet some already village married sex pot in a bar, buy her a house thinking they are in it for the long run, and not realizing that that is all she wants.... a house for her and her real husband. This is when it gets dangerous as well as costly.

    I have never in all my time associated with Thailand heard of a situation where a farang has managed to have a house and land sold up when a relationship dies and he has gained his 50% back.

    Add a kid into the mix and I doubt very much it would pan out this way.

    Not saying that you are wrong, I'm saying I've never ever heard of it Happening.

    Love to hear from someone who has done this.

    ^ I have heard of an instance where a farang married his Thai bride, then financed the buying of a house. The marriage went tits up and in the divorce he got ALL his money back.

    Lets say I pay 12 K a month in Central Bangkok which I do.

    I rented an old Gaff and fully renovated it for 10 K so have a great little Pad for play money.

    Also rent my gaffer out back home so no need to buy shit in a country where one owns nothing.

    My rent back home pays for this Place plus good play money in my pocket.

    Good move Huh.

    Now back to the fookin subject at hand which is this guys Reno.

    I love it because I'm a renovator myself, I'm lookin forward to seeing more of his piks.

    OP, don't forget to put security grills on those windows. Those shutters can be prised open so very easily.

    Another problem, Chan Deow (1 storey) places can be simply broken into by climbing on the roof and undoing a few nuts on the roof sheeting retaining struts, then sliding out the sheet.

    Just sayin'.

    You are right, there is a significant difference between Chronological age & Biological.

    I am in my 60's... I was cycling round the world in the first year of my 60's. 18 countries and about 20,000 kilometres. Biologically I guess I am 40ish. To be honest, don't think about it much.

    Chronological age is not always a marker, as it does not fit neatly into "the box".

    BUT I can say it never has in this village according to Headman and district Mayor..

    Having said that we will put in some moderate deterrents, such as razor wire & "mines".

    Infact I have it on good authority he has already been measured up for a whistle at some push me / pull me lady creature tailors in soi 69 ,, apparently he wanted a second opinion on the inside leg measurement , so he had it checked for peace of mind at another 24 tailor shops

    With that said welcome to the build thread Ennis. Good Luck on your project. My wife and I considered renovating her 80 year old teak house that had been in the family for near 3 generations(This 80 year old home was 2nd build on same property). FIL was very good about up keep however as we found the cost was prohibitive to increase the size and replace teak that need to be so we did a very careful tear down and new modern build. By using the Teak from the house for all the doors, stair railings, and accents we saved a tremendous amount of money.

    Renovating can be very fun and rewarding as long as what you started with was a solid baseline. Far to often it looks good and as you peel back the onion as they say it balloons into a nightmare and money pit. Yours seems to be just fine from the pics. We have a very similar house in front of the new one we just built. We bought the house and lot to pick up some additional land. Its a 2 bedroom house on about 1/2 a Rai for 266K baht. The very old owners moved to BKK with their son. They had lived there some 20 years(Prior it was a old teak stilted house as the many we see around our Mooban). We will tear it down very soon as it served its purpose as a place to house my FIL during the new house build and safely store supplies out of the elements. We will try and sell all the teak windows and siding but they are aged pretty well.

    The way I'd heard it was that land can't be owned by none Thais and so is disregarded in the divorce. The house itself on the other hand can be owned by the alien if paid for before the marriage or shared equally if bought in wedlock.

    Where I get totally confused is if the divorce is in the UK does the land get taken into account under UK law? I think in these cases the lawyer gets it.

    Perhaps the mods could split these bits out into a new thread if they threaten to overwhelm the building thread, but a small discussion does no harm as it's all part of the house build discussion.

    Don't let that put you off JP mate ,, my missus paid £300 for a couple of sets of poxy old folding window sets for our outside kitchen extension earlier this year I couldn't believe it , she said it was the going rate BTW its nearly done and will add to our house build thread when finished , she's a clever girl , designed it and paid / organised it all herself , looks a cracker it does
