We were paying 500 about 2 1/2 years ago, understand local rate now 600+ depending on distance between sites

Fuel has gone up hugely in that time, explains some, but not all, of the increase, plus wages too @ 300b

Some honest Thai officials are trying to do away with someone selling soil that people do not own. In other words if the Thai does not have the Chanote showing they own the land, then they cannot sell the soil.

In Central Thailand (as of last week) the going price for soil (with Chanote) was from a one rai of land between B500,000-600,000.

On the other side of the coin is the fact that some of Thailand's prime farming areas are now waiting for rain to fill the pond...

it also depends on the quality of the infill

the cheapest we get at B500 is just rubbish, probably from deeper down where there is no humus in the stuff

pay around B800 and you get reasonable topsoil

^ if that's what you are after - we were buying to build up a section for eventual house build.

A question, recently seen a few large fish farms (river fed not saltwater) cleaning out, and expanding, earth-walled (and base) breeding ponds. The 'soil' that comes out - guy i spoke to maintained it was no good for horticulture, toxic, just what would be there? - decomposed fish poo, decomposed fish food, decomposed fish/prawns, and whatever additives they may add to the water for fish health/growth.

When it's dried out just looks like good black compost soil with a fishy smell, I had ideas about putting it around fruit trees (not near house, odours) but advised against this.

depends if it is full of chemicals

what do they use on those farms, hormones?

if just fish shit then it would be good

In the Nong Khai area, the price depends on the type of fill you want. But, there hasn't been a price increase. It's always been like that. In general, the darker, richer the dirt, the price is 500 baht a load. The more clay in the dirt is 400 baht. Add 50 baht per load if they bring a tractor to spread it.

In my village (Chomphra, Surin province), it costed me 190THB per truck and 30THB for a tractor to even the dirt out. A total of 230THB, seemed cheap to me since they got it from over 2km's away.

I do have to say that last year it was 10-20THB cheaper.

He is not interested in the price of top soil - he is talking about fill and the cherap stuff is best for that

Boy, that is a great price for raw fill dirt. Cheapest we ever paid for a 5 cu load was 300 baht a truckload, including tractor man on duty. It will be interesting to see if the crackdown affects the whole country or just our region. I haven't seen a blue truck on the highway for days up here.

Filling in some land outside pak thong chai 150baht per load and i thought i paid too much.

Just ordered fill dirt for this Sunday, about 35 km north of Chiang Mai City. 500 baht for clay (red dirt), 700 baht for topsoil.

been watching progress on this 8 rai site - reclaimed swamp, they've gone to approx .8m above road level, and filled to a depth of 1.5-2m. Must be well into the millions of baht for a project this size.

Fill being trucked from 8km away, carving away at a hillside. 12 trucks working all daylight hours. Pity the people living on their route, seems having a quiet muffler/exhaust on a tip truck is out of fashion.

There's a tip truck on this pic, just to left of last tree I think this would be a standard 5 cu m truck.

That really is going to be expensive indeed, 8km away with 12 trucks... Do you know what they plan to build here?

Maybe last year you added the numbers up correctly? 190+30 =230???
Added correctly 190+30=220 so 10 baht cheaper.

If they have filled the whole 8rai an average of 2m deep then they will need to place 8 x 1600 x 2 cubic metres = 25600 cubic metres
If a 5 cu m truck is 500B then that is 100b per cubic metre so the total cost would be 2.56 million baht or 320,000 baht per rai.

Say I could buy crappy swamp at 400,000 per rai but sell good land at 900,000 per rai there would be a good profit (1.4 million) to be made maybe? Just my thoughts without knowing anything about the location or cost of land in the area.

The land in my pic a few posts back, it is separated from the beach by standard-width two-lane road then a strip of land about 30m wide, which has also been filled/built up by same developer. Found an advert for land about 8km further south but on a slope, ie will have better/elevated sea views, it is on the market for 2.5 million baht per 0.5 rai section. Note 'on the market' doesn't mean they'll get that, but an indication of prices.

My head detonated trying to calculate the logistics, first, using that figure of around 25,000 cu m required, buying a suitable hill rather than buying fill by the truck. Costs of hiring those 12 trucks, 2 tractors, a big digger, clearing the swampland (it was covered in scrub, messy old trees), fuel, wages.

But even at, say, 2 million per rai, still a decent profit for the developer (if they sell).

When we were looking for a small section we saw one large area being sold off at 170,000/rai (flood-prone, below road level), but that was really half the cost, vendor had a 'deal' offering to fill for another 170,000, presume from a hill he also owned.

Have been talking to two dirt haulers and both of them are still looking for a place to excavate so they can deliver to us. A dearth of dirt if you will.....

An update on gravel prices: Last year we got mixed size crushed rock for our road and it was 1600 baht for a six wheel load. We need a bit more before this rainy season and the price has gone up to 2400 baht a load! Odd thing is that there are piles of it everywhere, and last year there was a shortage. A 50% increase in a year with lots of supply sure makes it look like a truckers cartel got established.

150 baht wouldn't cover gas for the truck.
