    A chanote basically is the title for the home.

    Go to the above website and search the real estate section. Lot's of stuff for sale.

    They are not all Chanote titles if you look at the ownership document section and the same properties have be there for many months, if not years.

    don't start me up, wife looks at this weekly,''buy this buy that'' . most banks have one.

    many slow moving Property's, many vacant Houses, Bank reposesions etc,

    may be the reason I'm still working?

    One thing that I cannot figure out is the vacant land properties for sale. In my experience a Thai bank will not loan money on just the land alone.

    How does a Thai bank end up with so many vacant land properties for sale?

    Did not know that. Learn something new everyday in the LOS.

    From the bank's viewpoint it does make sense.

    Some properties were listed at 40 million baht and above. How does this happen?

    Krung Thai do similar on market day with "estate agent/realtor ads on boards outside the bank,few bargains according to the locals with derelicts 200k up

    we bought our shophouse through the bank; they had around 6 properties in the same Soi, although only on other double size

    all a good price and negotiable

    they are now selling for around 40% more and up

    yes, but there are several grades, the Chanote being the full title

    The bank manager can never admit to a mistake.
    If the property is worth 2 million and has 10 million outstanding on the loan then he will want to sell it for 10 million.
    I spent two years pissing about with stupid bank managers until I found a sensible one and bought a house.

    the bank we dealt with had a very nice agent who was helpful and sometimes phoned us to tell us about anything new on the market

    we never talked to any manager

    My married life was based on a small single detached bungalow my wife bought at auction. Dont know about now, but then it was the start to having some nice properties.

    We started with a smallish wooden house in the old city centre of Chiang Mai

    we renovated it and replaced most of the wood (termites!), put in a new kitchen and bathrooms

    We are letting it out now although considering selling it
