    Painting costs

    OK, the apartment block will need painting soon and I will need to find a painter

    so I can make a reasonable estimate, what is the cost per sq.m. for painting in emulsion, 2 coats

    work only as I will supply the paint

    I supplied the paint and had my 4 story office building painted in 2 coats and a large sign removed from the top. The total cost was around 2,000 baht. I found some painters that were working in the area painting the newer buildings and they came right over and did it. Did a bang up job and have no complaints

    That's the going rate most contractors will quote. You can always get Somchai to do it for less.

    That's the going rate most contractors will quote. You can always get Somchai to do it for less.

    The lot I had to paint my house did a good job

    with Emulsion, you are going to get a good finish anyway, it is the edges that make the difference

    I just need a ballpark figure to base my budget on

    Grab a paint brush, see how many square metres you get done in a day, divide that by 8. Then times that by how many workers at 250 baht a day

    Be wary of them watering your paint down by 50% as it makes the job a lot easier for them so I have read

    Hired locals to paint my house at 1,000 baht per day rate. 09:00 to dusk. Finished the job in two days. Two story 2,000 sq. ft home. This included prime coat of anti-fungus coating.

    First time I painted the place the contractor seemed to be first class with a formal written detailed bid. Cost 50,000 baht. Power wash, de-fungus, scraping all old paint off, primer, primary painting coat and then finish coat. After Two years is partially peeling so got the local boys in at cost. Two contrasting colors used overall. Took this professional almost 1 and a half months to complete.

    If you have a known general contractor or handyman, I'd suggest you hire them at a day rate and do a little supervising, but not intrusive.

    I get Ms Bangyai to do the cutting in while I supervise with a cold Leo.

    Seems like he'd be better off, trying to find 5 Thais, give them a floor each to paint, I'd give them 500 baht a day each, might get a better job out of them. Tell them they've got a week to do it. Could always give the one who's floor needs the least white spirit a bonus too

    Either that, or get done by the contractor by the sound of it





    Edit: Does the exterior or interior need painting, or both ?

    most of it is interior, but the back needs repainting and that would require scaffolding

    the front is easily accessible from each floor
