    Oh, that's right. You.
Due dilligence for a rental agreement? You simply read the agreement. Sign in if it's OK, or don't if it's not, up to you, or you can ask for changes if you want. What's so difficult for you?

Clearly this is harriets first real go at long term Thailand stays. Lots to learn and even more money to be wasted before he gets it.

Plus, what the hell does he expect a lawyer to actually do? No matter what even if he’s got an issue the landlord can do whatever the they want, even if it breaches the contract. Downside to living in a developing country with laughable law enforcement.

Ant should know of somebody. Failing him, ask Sandy at the UN.Irish pub. He's been there for a zillion years and knows everybody. (If he is still there) Good bugger.

I know lots of people that have "read the agreement" and then find out they didn't really know what should have been specified in it.

    What's so difficult for you?

    Not really.
There are quite a few firms that specialize in immigration/visa, marriage, and business things throughout the country - including CM.
The obvious growing market for these types of legal offerings/advice for foreigners is well entrenched.

It IS possible to get a 1-year visa based on marriage or retirement within Thailand.

One can enter on the standard 45 day visa exemption and then apply at one's local office.

It's been mentioned frequently on here previously.

Yes, i did that during the beginning of covid, but a lawyer isn’t gonna do much for that other than review your documents that you’ve got to go compile on your own and bring to immigration yourself.

You can also swap to education visas too I believe.

    TM86 and TM87

But this can all be easily accomplished from the immigration website and local immigration office.

How a local lawyer would play into these cases I have no idea but I’m sure most would happily take someone’s funds to assist.

Yes, appears some don't even seem to understand the meaning of the phrase "due diligence" among other things.

By your logic I shouldn't even bother with a tenancy agreement.

    Well yes, that's the question.

"What sort of dufus would need one?"

    Apparently we have an answer.

No, because you’ll need that contract for your TM30 and future extensions of stay/immigration issues.

Unless Harry wants to set up a dodgy company to own land, etc. — there really isn't need for a lawyer to read a rental contract for you, in my opinion.

Same with visas — unless you're trying to circumvent something, obviously.

The law firm might send a nice office lady to hold your hand when at immigration, though.

Mr. Brousseau was 21 when he killed his mother, Micheline Sévigny, in their home near Montreal, stabbing her 40 times

After being paroled in 1992, Mr. Brousseau attended law school. By the time of his fourth attempt to register in the bar exam school in 2001, he had obtained a pardon.

And Sabastian has created a reputation for quite a respected individual within the Thai/Farang communities.

Rule #1 - Speaking from personal experience....

NEVER bring a lawyer to Thai immigration. It only pisses off the people you need to give you a visa.

Having said that, best of luck.

You don't get get visas at immigration, so they'd probably be equally baffled as pissed off.

They don’t give visa stickers but they do give stamps that say “visa” over them when you swap status.

I'm not sure how one interacts with a bloke that stabbed his own mother 40 times then slashed her throat. Especially in a professional setting.

I mean, what do you do... smile, shake his hand, map out all possible escape routes while never turning more than 90 degrees from his front? Nodding and agreeing must be safer than disagreeing while there is still cutlery on the lunch table.
