Thailand, good time to buy or best to wait?

Looking around the real estate markets In Thailand/Laos, and noticing many are starting to slash prices now.

How far to go be before it bottoms?

Is Thailand going to come back from this?, is the Thai tourism, real estate markets going to come back.

Has Thailand become to Anti Farang now.

Many foreigners leaving for Vietnam, Cambodia, and a fair few off to Laos, Myanmar. will the others Asian countries become more appealing to Retirees and other people looking for a different life.

Thailand's bounced back many times though This time will it be another story? Its going to be interesting to see whatever happens.

Look all you want but I'm sure your are aware, unless you are Thai or Lao, you can't buy real estate in either country.

    No more than in past.

Depends on location and property type but probably mid year will flatten.

Sure they will. Primarily due to lower costs and development of foreigner friendly infrastucture.

In what sense? How is Thailand "Anti Farang"?

Is this anecdotal or do you have any proof of this? What are a "fair few", especially to Myanmar. What are "many", especially to Vietnam. Vietnam?

    Vietnam? Are you sure?
    Cambo - perish the thought.
    Laos? A few, possibly.
    Myanmar? Are you serious?

What makes you think you can just decide to up and go live in any given country? Here's a hint: Vietnam - no. Myanmar - double no do you read he news? Cambo - restricted. Laos - restricted.

Etc... Thailand is Thailand many expats living in Thailand moved there for particular reasons - reasons that don't apply to moving to another SEAsian underdeveloped dustbowl.

It appears that those contemplating or indeed have actually moved from Thailand to adjacent countries have done so purely for economic reasons and not lifestyle. Thus they are hardly likely to be amongst those thinking about buying property here.

I'm personally waiting. Probably another year.

I don't see the likely hood of property price points increasing in that time. If BTC continues to rise and a beachside bargain pops up, might cash out some BTC and go for that as a holiday unit.

Certainly not from a short order chef pretending he has enough money to buy a bus ticket, let alone a small apartment in the suburbs of Bangkok.

Isn't his 'family' in Laos? That's what he mentioned last . . . and that that is where he'll move to, once he's saved his pennies fro his 1/4million/month jobs.

But, it's good to see him back and posting sensibly about knowing many who have or are migrating to Myanmar

Are they really 'slashing' prices? I only browse the real estate ads occasionally and I think now that my Phuket villa project is unlikely to happen. Everything still looks expensive, frankly.
I remain interested. From time to time there will be a distressed seller willing to let go of an 'investment' property that is seeing zero rental returns and falling capital value.
Aside from trying to second guess the real estate market, there is the unknown future value of the Thai Baht. To me it looks way overvalued but I have been saying that for the last couple of years and it hasn't heard me yet.
If the tourist masses fail to return in sufficient numbers and if property prices slide and if the Thai Baht takes a hit then there could be a good window for someone like me who wants a place to live, not to rent out. There are a lot of ifs in there.

    Hey Chico,

Any updates on how expats who've left Thailand for Myanmar are getting on?

    It's looking a bit dodgy.

Maybe that was the wrong move?
