I love Dogs but in security terms they're only use is barking. Sadly heard of too many cases of poisoning. My best advice is download some loud porn and have it hooked up to motion sensors placed at the edge of the property.

I don't even need to download anything....

Trouble might be though, they hear the sounds and it changes from a burglary to some party from Heddonism' cos they want to , y'know...join in

...but i could download a few recordings of the crocodile, until the real thing arrives

My GF insists we will have to put bars on the windows, and a high wall around ( to make it look like we are living in a jailyard IMHO). I asked her "have any of your family's houses been broken in to ? Any of your friends ? ANYBODY you know ? "..... "no, but ......"
The only other house currently on our subdivision (about 50m from our land) and one of the 2 houses at the turnoff from the main road are occupied by a couple of the senior local cops, which may have good and bad points but at least the local kamoys (if any) should know that and stay well away.

Interesting, Nev... thanks. Do you happen to know the details? How they got in, were the owners away or inside sleeping, etc...

PJ's family, situated from Issan to Reyong, also have never experienced any break-in, so to date, your neighbours are the only ones i have heard about from a confirmed source.

I know off a few break in that have happened over the years, common denominator in them all was people that had been at the house previously, mostly workers. On the rare occasion we do have workers I usually trigger the alarm at some point just to let them know that there is some protection and I'm sure they see the CCTV cameras!

According to the boss the most common mode of entry in Thai break-ins, in her and her friends experience, is through the roof.
It kinda makes sense really. Folk tend to put up walls and bars and all the rest of it but when an enterprising young oik gets into the grounds the easiest access is probably going to be the roof.
If he or she can get up there the removal of a few tiles or whatever drops him or her straight into a useful space.
CCTV may well record it all and that's fine, in retrospect, but its not much use watching the vids after they've run off with whatever caught their eye and destroyed, damaged or wrecked your home.
When push comes to shove, trusted people on site is the priority. IMHO

Oh, and couple of dogs doesn't cost.

I have heard about this mode of entry many times but have never personally heard of anyone having been broken into this way, I can see it being more likely out in the sticks, but around where there are people, not so convinced it would be the easiest way, be a dam sight easier to cut a few steel bars than enter through a roof then have to climb around cables insulation and whatever else is up there & first of all they have to get up there. Must admit though we did stick a couple of sensors up there "just in case".
Last house we had foam sprayed, but that has more negatives than positives for my money.

Yeah..that makes sense... in my case, no one group of workers did all the work so , hopefully no one knows what the other groups did.

No harm in doing that bell-test, lol keeps them all on their toes.

TD, I assume you will not decide yes or no after an experience of few of us here. Surely, in Thailand is a danger of breaking in, you see it on the windows of the houses around. Whether it is more substantiated than in other countries, that's the question.

And the Thai people do not mind to have the ironwork in their windows, they rarely look out. And they mostly have it inside the window, in order not to make an eyesore to the neighbor, never mind when difficulties when handling the opening/closing, it will not occur many times in year.

My house at the end of the village hasn't been attacked over 15 years, perhaps my dogs barking on the passers-by do the trick. However, if somebody would like to enter, he surely will help himself. And my steel wired mesh would be a joke for him.

Thai Dhupp and Princess Joy's Thai House Build-1404160018-jpg

On the other hand, I know also about a cases of a friend in the town house group, years ago stealing heavy cameras, but perhaps it was by an insider. Mostly it happens rather downtowns than in villages.

Otherwise what to steal? Perhaps some TV's but that's not so easy to sell. Rarely somebody would keep some money in house, or jewelry? I think you too will have luggage large enough to be able to pack it all when leaving.

BTW, what will help the windows barricading when the entry doors are so easy (for the TV haulage)?

They would need to have the determination of a mountain goat, plus a head for heights to tackle my roof! 8m off the ground level before getting onto the roof, them tackling a 40 deg roof angle. The nature of my roof kept the roof battens relatively close together and the tiles them selves were screwed in, not nailed. insulation under the tiles is another albeit flimsy obstacle. hopefully anyone trying it will fall before they break any tiles and i can clean that up with no damage.

Oh...they would have to carry their own ladder in to do the job too

What I don't want to do, Klondyke, is become paranoid about a perceived event that in reality is unlikely to happen!

Like many here, I loathe the idea of prison bars on the windows and will not do it unless someone can show me its absolutely essential, deters the break-in, without it you are a sitting duck, etc... and so far there has not been a compelling reason.

Those boundary thorn bushes, 2 Alarms and CCTV, plus sensible precautions re. locking doors and windows, and as has been mentioned, getting a trusted house-sitter for times when we might be away for an extended period of time... I don't want to do too much more unless everyone tells me i have too, or else!! as with a lot of decisions.. its all about finding the balance, right?

I think you have done enough, the only other thing to consider is paying the Police a monthly fee to drive by, that has negatives as well though.

My house, centre of city, has been done twice in 20 years. The first time they successfully got away with watches (Omega), cameras and the mair bahn's gold. About $8000. We were sleeping and they went through two bedrooms. I'm such a light sleeper and to this day I still don't know how I didn't wake up. They got in by removing the horizontal glass slats (?) and forcing the screen in the kitchen window. They must have had a kid to get through. Never caught, the police said most likely Laotian, and later a Laotian was shot dead. Now I have the whole perimeter wall topped with barbed-wire, broken glass, and Bougainvillea trees. Also bars have been put up on the window.

Second time they were unsuccessful as by then we had dogs inside the house (the surrounding neighbours' dogs had all been poisoned the day previously - for a while I was accused of doing that as only our dogs weren't killed). The dogs went ballistic and as I crept out the bedroom brandishing my 7-iron I saw the last one scrambling over the back wall. They'd chipped away the broken glass in the concrete.

There is an interesting tale about the local prison and an infamous burglar. The guards would let him out during the night to do his thing and would then stash the proceeds in cars in the prison garage/workshop. Coptown is not far from the prison and quite a few mansions were hit. He got caught, loot was recovered from the prison, and a while later a 'drunken' shootout occurred in some officers' accommodation resulting in two deaths.

We are on sociable terms with the right people at the moment AP2, without being too 'in bed' so to speak...

I think once you open the door to 'money for a drive by'..... its a door you can never close again.

The OrBortor, his boss, the local police chief and the area chief too, and the area Amphor, will all be dropping by to the house party once we get established, and I would like to keep it on this level..

I am wary of getting the wallet out in case its viewed the wrong way, or even worse... the only way!

Wow... sorry to hear that GP.... the 20 yrs , while a long time is quite irrelevant when treasured possessions are taken from you, and your private space is violated.

Goes to show though - and as has been said before - the determined intruder is well-prepared. poisoning dogs and chipping glass, plus scoping the place out. This tale is the other side to this discussion...the reality of an intruder and burglary.

I note that you retro-fitted window bars but even this did not deter your second intruder. Further, the intruders were happy to 'intrude' even though you were in residence. faced with that.... OMG we are all wasting our time.... no matter how much or little... the determined burglar will risk it.

I notice you did not mention an alarm? You did not have one? did not activate it? i have a 2 alarm system so their presence is being announced before they even get to the house.

Bingo. Always felt same. I refuse to live behind bars to keep the criminals out.
As others have said use common sense. Trusted house sitters when away and valuables in a good safe tucked away out of sight.

Nice house, Love your front deck!!
The problem with bars on the windows is that it does not only keep people out it also keeps people in ,
The pose a very serious danger in case of fire or any other emergency that requires quick escape.
Our house is elevated , so the only access is through the front door that is monitored by a wifi enabled video camera with motion sensor , two way speaker and alarm, if someone comes I can address them from anywhere in the world as if I was inside the house, if they dont leave I can set an alarm, and everytime the motion sensor is tripped it saves a video of the event so if the police is interested we have a video copy of the event. (we have five cameras around the house) Iw was not very expensive , the whole camera system cost about $600.
We also have four dogs , but I realise that they can be poisoned, and we do have the police drive by, it only costs about twenty dollars a month, and IMO it is invaluable not only in home security but in also our familiarity with the police has helped resolve some other issues, and perhaps has prevented others from occurring. IMO best $240 per year spend.
The sooner you fall behind, the more time you have to catch up.

an other security idea is Smart electric Plugs and switches
in another thread about my koi pond filter the idea was raised about a timer, I looked on Amazon and ordered the following outdoor smart electric plug .
Thai Dhupp and Princess Joy's Thai House Build-timer-jpg
you don't necessarily need that one , there are others, such as smart switches, where the switch in the receptacle can be replaced (I have them in my Florida home) and activated from anywhere in the world
The Idea is that lights and or appliances can be activated to make it look like the house is occupied.

I will have that 2-way speak thing too, BB! I am in Thailand again, and we are just fitting it now. We have 8 cameras on a 30 day continuous loop, so like you, footage will be available.

Quite right TD, its like adding too much salt in cooking you can't take it back out once its in.

My Mrs is very wary of any syrups, local well to dos and assorted people in positions of power - she just avoids them all unless absolutely necessary, has done all her life and a big chunk of that has been looking after most of the family and i trust her judgement- i have no need to gladhand any Thais, just not interested in whatever influence they peddle.
