    How to buy a condo when I am not in Thailand?

    If I want to buy a condo when I am not in Thailand:
    I suppose I have to give someone a power of attorney notarized in the country where I am now. And an authorization to access my bank account ( has to be done at the Thai embassy in the country where I am now), otherwise there's no way to get the necessary FET(formerly TT3).

    Any experiences?

    ^ speak to the condo sales as this is quite common and purchase agreements may not require a PoA for the contracts. For payment if you already have a Thai bank account you should be able to transfer in directly to that account as first step, then contact the bank for an evidence of the incoming funds from overseas- double check this with your condo sales and bank first however as this approach might have changed

    This does not appear to be the case. My understanding is that a FET form can be obtained by the property developer as the receiver of the funds, or by your bank at your request. The biggest problem you face might be persuading one or the other that this is the case.

    It's a tricky proposition when in country, especially if you have no Thai.

    Out of country...it's just nuts.

    Come to Thailand, rent for a while and get some idea.

    Only in country, and the time frame is pretty tight regarding banking documents.

    Other than that it is far, far, far easier than buying property in the West.

    Almost worryingly so.

    A Thai can do it in 2-3 hours. Will take you 2-3 days. Get basic docs, go in, sign, transfer completed.

    Can't see any point in buying one now, fok knows when you can get here and it will likely be worth half the price after the next 2 years of Covid lockdowns and closed borders

    The op may wish to absorb the Thai government move away from tourism. That may have an impact on their desire to purchase.
