Nong Khai,2.7 rai,Mekong river frontage

I have an acre the is relative square in shape on the bank of the mekong River,about 12 minutes from the Eastern market of Nong Khai.

Daughter is off to an International University school next semester in Chiang Mai,so we are not building.

Ban Hin Ngom Nuea,upscale village.Several falang have built,Canadian 20M,Aussie about 5M,land bordering is owned by English with plans drawn up to build!

High flat land,never flodded ever,not even close.The land has several small lechen trees and some weed growth,easliy cleared.Thinned out group of medium to small removable trees on the river bank frontage.

Temp power lines have been strung,village water has very low pressure,so wells are better.

The plot is bordered on the backside by a small village school.

The price has been lowered to 1.5M baht,by far the lowest priced Mekong river frontage available as we are motivated to sell to pay our daughters school fees.

We can help with some financing,usafructs before transfer of Chanote title if desired for investment security if you are married to the new title holder.

We have a land office surveyor scheduled for Mar.25th to subdivide into 4 plots and set new corner markers,but we are hoping to ''negotiate'' an earler date!

If the entire acre has not sold by the time we subdivide,I plan to clear the land and put a cheap fence around the acre,costs will be added to the selling price!

Nong Khai is a greal area to live.2 retirement magazines(American,Modern maturity for one)listed Nong Khai as one of the top 20 places in the World to retire,one has it at number 7.We have lived here 7 years,after 5 yrs in Bangkok(3 1/2 looking for a place to move),and heartily agree,it is a wonderful diverse community in which to live!

Land has now been subdivided into five 1/2+ Rai building plots and the land cleared,325k-550k plots available,although all 5 are still available for 1.5M baht.3 of the plots with direct river frontage!
