Ahhh, I see where your problem is, the property section is for property in Thailand, how much your mum spends on apples and oranges at her local asda isn't Thailand related.

Thanks boss, that was errrr most helpful.

As I'd like to buy some property at some point, I thought being able to ask questions or comment might be useful...?

You can if the OP was clever enough to leave an email address or a phone number.

But others have left comments on threads...an example...

    https://teakdoor.com/phuket-land-hous...ml#post1313500

I tried to add a comment, but it wouldn't add. Had some weird icon with a red cross down on the bottom right hand side.

Ah, so my comment about the obscene asking price wasn't fit to be published? Okay....

^You still don't seem to understand, regardless of how much or how little your mum paid in England for a house, it has absolutely no bearing at all on house prices in Thailand, absolutely none at all, zero, zilch.

Yes it does. A house on 2 rai of land is being sold at over a million pounds. This is in a third world country.

My mothers property is in the land of over inflated prices (the UK), is on 80 acres of land and is a 10 bedroom farmhouse. It cost less.

There's a comparison here. Something has gone very badly wrong with the prices in Thailand.

I think it's a fair and reasonable point.

What part of London did she buy the land and 10 bedroom house in?
Shall have a look for a Thai or Malaysian car forum for you this evening so you can tell them how much your mum pays for cars.

Beach land where I am is I believe 30 million per rai, a rai is like half an acre? Beach land off some middle of know where in the UK would be a lot less, and your point is?

I agree with your logic that…a conscious buyer would do the comparisons shopping first, but there are also many reasons as why someone is willing to pay that much for it besides being a dumb dumb.

Case#1,…there was a UK bank robber who bought 2 homes on Samui at whopping 10+mil bths for each at 2 eyes blinks of just being here.
    or
There could be many doggy businessmen, or drug dealers who have the need to covert their “cash on hand” to some tangible asset quick, therefore are not very picky in prices and one thing is - it was easy money to come by to begin with, etcs Who knows…

Similars to , as some farangs are willing to sink a multi millions bths in a house…. in the middle of nowhere in essan, even though he knows he won’t be able to sell it...or don't know or whatever.
    I wouldn't personally, but...

The final price is equal to whatever a buyer and seller is agreeing upon really, and each one may have their own reason(s) as why they're willing to pay for the said price.

Land near the beach, as the plot of land the 55 million Baht property was built on, doesn't go for 30 million Baht in Phuket. The most expensive land in Phuket seems to sell for around the 20 million mark and that is actual beach front. This house is 150 metres from the beach and therefore it wouldn't command such a high price. The beach it's near I know well and it isn't one of the better ones either. Here are some examples from the SunBelt Asia website....which always has inflated prices on it too...

    Phuket Land Listing ID# BKK13323
    77,000,000THB
    BUSINESS SUMMARY

This Plot of Land sits 500 metres from Nai Yang Beach, and is consequently within easy reach of Phuket International Airport. Measuring 11 rai, and affording pleasant sea views, the land is considered suitable for the construction of a luxury villa, as the area contains numerous similar properties. Complete with a Chanote freehold land title deed, the land has been priced at 7,000,000 baht per rai.

    Phuket Land Listing ID# BKK13322
    434,000,000THB
    BUSINESS SUMMARY

Magical sea views are provided from this gradually elevated 62 Rai Plot of Land on Phuket Island. The vista takes in Phuket itself and the neighbouring islands, and the land would therefore be ideal for the construction of a resort, a condominium or a housing complex. Land in the area has recently been priced at 8,500,000 baht per rai, but only 7,000,000 baht per rai is being sought here. A Chanote freehold land title deed has been secured, and power and water supplies are already in place.

I agree MC. This particular property just seemed like a cynical rip off. I'm very interested to know how much a property like that would cost to build, as I'd like to build one.

Prices in Phuket seem to be whatever anyone feels they can get. My mother looked at 2 identical houses there....one was going for 21 million, the other 32 million. They were part of the same complex, same interiors, same spec....vastly different asking prices.

It probably is, but that sub-forum isn't open to discus things like that.

Maybe the forum description should be changed to explain that it is a "classified ad" type of area and not for discussions
