    ^ I thought about that.

    This morning, (the 1st day of September) she rang at 8am asking (in a demanding tone of voice) if I could meet her downstairs and pay her the rent. She is a horrible greedy old hag, I have only been late with the rent once in 16 months and that was only a week late.

    Anyway, she said to be down there in ten minutes, by which time it was pissing it down so she sent her maid.

    I have no plans to move out because first I need to plan how to ensure I get my 8k back. The only damage in the apartment is the toilet seat which was years old anyway, and the perspex freezer compartment door... I don't know if I can get spare fridge parts from LG but she'll probably try and sting me for a new fridge, the knock-kneed knackered old nose bag.

    The trouble with your landlady is she knows she can treat you like a bitch already, so she's got no fear of treating you that way concerning the deposit.

    Why would anyone run downstairs on demand to pay their rent I don't know. Should have made her wait a few days (as probably allowed in your contract). Your lack of balls makes you an easy target.

    Completely correct.

    Every landlord in LoS has viewed me as a maverick and a 'loou maak'. Accordingly I have received to shit whatsoever.

    In my current place, I am the only one to have free Internet (all others pay B300/month), as this what was promised in construction phase and I complained when receiving a bill. I am one of about 5 non-Thais in the building.

    And yes, it is nice to pay less than Thais for once!

    LG fridges, and with regard to that compartment are shit anyway. I was involved in the OEM production of them and they are ready to break from new.

    With regard to what you are legally responsible for you must read your lease/ rent contract. Most reasonable people will accept some aging damage and certainly a toilet seat would come under that category.

    Don't lose your head and call her in to see the damage. Maybe even make a replacement claim complaint for faulty fittings and in writing. You are not responsible for natural operation breakage, she is.

    Ask her to have the parts replaced and at her expense. That I believe, and under normal terms of rental is your right.

    ^Prices are crashing. I moved to a new build next door, same size, same everything, apart from free UBC and 8MBPS broadband (whereas I paid for them before), next to Thailand Cultural Centre Station. Price before (ex all the crap bills) B13000, price now (inc.) B5000. Loads of beer money!

    Ploenchit is always gonna be more expensive that Ratchada. Plenty of 5 k places in Ratchada, usualy without a pool or gym though.

    Bkka, I am confused, I know where u was living before, that 13 K was for a 80 sq metre 1 bedroom place right? Surely that 5 K place you have now is a studio?

    You know you have to defrost the fridge occasionally? (Even if LT says they're cheap, the doors do work much better when the snow is cleared away at least once a month on those cheap jobbies.)

    Crikes! I paid that much for a 2 bed/2bath two-storey on Samui and I thought I was getting ripped off.
    Damage deposit in Thailand? Never had to pay it once. As far as I could tell, farang were the only folks who cleaned their homes before they moved out; the Thais never did.

    Element of luck in renting. I had a place in Ekamai Soi2, had been there for 8 years. moved in at the time of the 97 crash so paid 12.500 Pcm at that time, 4 big bedrooms, all with balconies and en suites, big living area, a high quality building. As people moved out the incoming paid more and more until they were paying, near 40K a month. I used to socialize with the manager so kept to the original rate. In fact when the building was on sold he wrote out back dated receipt for 6 month security deposit at 35 a month, to negotiate with the new owners. Didn't get all of it but got another 3 months free rent in lieu of. luck on that side was all down hill after that.

    You just need to have your head screwed on and look around a bit. Lots of nice, clean apartments for much less than what you pay, also with gym and pool, but price depends a lot on location.

    50K? You need to shop around more. A friend of mine was getting a monthly rate of 30K in Omni Tower on Soi 3.
