That's a bonus. Assuming you don't need 4 bedrooms and given the placing of the toilets i assume the soil pipe is running central which pretty much means you can smack the up stairs around quite a lot. Big sea facing room .... i'm jealous. That won't take much to rework but your money should be spent on glazing the prevailing view and if you can do it, switch the drive to the back elevation and a lean to roof under which to park the beast.
