    Naaaah. Hate is such a strong word. I didn't hate it, I absolutely got tired of the "Ass kissers/brown nosers" that just wanted to get by because they had big bills and needed that job. These guys would post up a 35 pg power point presentation droning on and on. Most were punted within a year.

    Yes, I do recall he has a workshop with tools and stuff like that. FIL made some cabinets ect. Has some flowerpots and a little fishbowl.

    Reminds me, what ever happened to oldmonkey and his poolpond experiment.

    Friggin' tenants who have a passion for sticking drawing pins in walls.

    Friggin' tenants who have slam doors so hard the handles punch into the gyprock/plasterboard/dry wall.

    Friggin' tenants who damage the wall, get the guilts, use a filler, half sand it back and then paint over it.

    The Friggin' tenant who lived there a decade (on cheap rent as she got sick, had a pacemaker inserted etc) moved out a month ago.


    Another month (it's been a month already) and the place will be sweet again
    Someone is sitting in the shade today because someone planted a tree a long time ago ...

    Yes, the joys of landlording, yet, many think ya just sit back and count the cash as it rolls in. Those in the know realize there is a ton of work involved and it only takes one bad tenant to erase profits.

    Even after proper vetting, life's situations change and an excellent tenant can turn into a non-paying nightmare

    Amen to that. I was considering renting my home in the states when we moved here. After talking to a few who had rentals they sold them for the very reasons mentioned above. After a tenant moves out carpet usually trashed, paint on walls needs a coat, usually the yard goes to hell and takes a landscape day. I guess if one owned the property outright it could work but way too much stress and headaches based on the half a dozen I consulted before changing my mind. Also if here in Thailand I would need a property manager.

    ^Property managers are usually well worth the 6 to 10% of the rental income. The good ones will chase up monies and damages owed, and have great insurance. Just for the lack of stress alone, they are worth the money.

    Being a landlord isn't for everyone. There are some that tolerate it and make a descent income doing it. Others its a tax write off, which was my initial intent.

    I think it is hard to see a house you lived in that you kept up and clean become destroyed by others who simply do not care and are willing to walk from the security deposit. I guess if you bought properties solely as a rental then maybe its easier. I like the "no burden" idea at this juncture in my life. I made my chunk of change on selling mine and got to use my 1 time tax exemption for capital gains. The idea IMHO is that as we age we want less stress and headaches not increase them.

    Mandaloopy - DO IT ... but landlord insurance.

    None of mine is landlord insurance stuff, just wear and tear and a tenant who liked to stick pins in the wall.

    Absentee landlord is not the way for me. I also avoid those management fees. The market is hot right now so not a buyers market here. Wait another cycle and see. The last place I picked up was in 2010. I did a remodel in the kitchen with some track lighting an counters ect. as well as a new roof and gutters. Now I get at least two letters a month from people wanting to buy that one. I know the game, they low ball with cash, as I did when the bank had it, then they'll flip it. Better than renting if you can swing a deal.

    If I did sell it would be for market rate. I'd have doubled my initial investment in eight years plus made a coin or to from rent. I did spend a lot of time in that place while fixing it up. It was kind of fun, If I had more time I'd do it again, and again. To each his own I'd say.

    Sadly there is a covenant against this in my area, I get it, it is a low income area and the last thing they need is rent being sent rising due to airbnb and second home owners, but the stress of it getting damaged and being halfway across the world is a concern.
