If I leave for good I am effectively removing myself from the property market with the way house prices are increasing in the UK, so no safety net to fall back on. I love my kid to bits, but she is now old enough to go through her final phase of education on her own and in 5 years time tour asia with me if possible. (my dream.)

Best bet is to use that money to buy a property in the UK then, and then rent it out and live in Thailand on the rent money, thats what I did for my first 5 years here.

There is little opportunity here but a living can be had. Is that enough money to earn a decent living on investment/interest? Spin says 38K baht on interest alone. OK. A livable income; but limiting, possibly impossible to do in the first year or so.

You have money to invest in "something." Sitting on your ass for he next 30 years or so living on 38K doesn't sound very attractive. I'd look into ways to make that income a tad larger. Finding "job" here isn't easy or in any way lucrative. You'll be warned against all sort of businesses.

You could teach or live here a while and eventually, maybe find a way to earn more on your own; depends on your adaptability. With an 11 year old I'd stay in country 'til the kid(s) were old enough to travel on their own (read without parental consent). Try to earn more more money, at least stay out of my nest-egg. Then I'd do it. That's just me though.

^true 38K isn't much to live on. You need three times that to be comfortable enough to travel, maintain toys like condos, motorcycles/cars, TVs, computers, girl friend, and a company which establishes a path for residency.

Bt38k is OK, depends where you live. But DD's recom of buying a rental and living off the income is a good idea. Know many folks that do that. Working? Yep, always will do something, even if it's editing rags to riches stories (Oh, that was a good race! Although the Kentucky Derby was better.)

DD beat me to it. Buy in the UK and rent the market is much more certain and your capital asset likley to appreciate in value faster. Rent in Thialand - don't buy unless the local and your persoanl situation changes dramatically.

Don't know where hooter lives in the UK, but, I don't think 110K is going to buy a house outright. If it does, the rental income won't be enough to support him in Thailand.
Think the best option is to work out how much rent will give him 100,000 Baht a month and then buy a property with a mortgage that will give him that rental. Course, this means staying in the UK and working longer.

Unfortunately, once you are past a certain age, the only girls you are going to attract here are the gold-diggers and at 41, he's right on the edge of that limit now.
It's a tough call only hooter can make, but, I do know that 38,000 Bt per month isn't enough if you take inflation over the years into account. What about emergencies?

Think about the 800k baht you have to have in the bank 3 months before you apply for the visa extension. IMHO 65k is the absolute bottom limit on which to live long-term in Thailand and, that number will creep up as time goes on.

Not a good idea to burn your bridge back to the world until you have lived here, in the area where you want to live for 3 to 5 years, then you will know if you want to stay or not.

I did it the wrong way, I had been around the area for years and had spent a lot of time in Thailand, but I moved into a new area, built a house and then was locked in,
People are pretty much similar every where here, but do live different and seem to have different customs somewhat.

I lived close to CM in a nice quiet moo ban, then I mover to central Thailand to a village that is mostly farming and nice folks really, but by nature Thai are some of the most inconsiderate bastards in the world, they do what they want, what makes them comfortable, and if it makes everyone else around them miserable,,so what.
They are also the noisiest assholes you have ever seen, from the loud speakers at the Wat waking everyone within 2 KM at 0430 with some bullshit announcement and some shitty Thai music to the guy down the street having a party that starts at 0500 for breakfast and booze that will continue every day for 3 or 4 days til midnite with a DJ and a truck load of large very cheap speakers because his kid is going to the Wat and get his hair cut off and look like a monk for a couple of weeks.

A Thai wedding that starts off, has a band that builds a temp. stage in the street and closes off the traffic on certain roads, no matter that you can't drive thru to the store, now this will last a couple of days with terrible loud music, especially from dusk til after midnite that damn near busts the windows of your house and makes it impossible to even watch the TV in your paid for home.

Same thing every time someone croaks, except no band but do have the DJ and the cheap sound system and that can last every morning at 0500 for breakfast, quiet from 0900 til 1700 and then full blast til 2230. And this goes on everyday for from 3 to 6 days..

Then the rest of the time there is pickups with sound systems for advert of political wannabes, selling soy sauce or fish sauce, cloths, furniture, steamed dumplings or Satay pork, any reason in the world to make your life miserable and want to kill a bunch of people., They just can't get enough noise.

Now remember, all this is done in the middle of the public streets that run thru the moo ban or village, where you have invested a few mil baht to build your dream home.

None of this shit happen where I had lived, but started soon after I started to construct a new home in this quiet, peaceful little quaint village..

Not at all, but the guy wants to know how it is and from where I live now to where I lived before [which was identical to where you live] there is a whole world of difference, if someone had told me about this part of Thai life, I would thought him nuts.

But my friend that had lived in Pattaya area for damn near 10 years, came up here because his live ins family lives close here, so he came, dumped a ton of money into her familys shack, bought land in her name and built a 2 mil baht house, then found out exactly how they live here in this areas villages, tried it for 2 years and just finally could stand it no longer and sold out for damn near what he had in the place and moved back south.

And he was not new to this part of the world either, had worked in oil industry for years, lived here, China and Singapore.

I had never actually lived in Thailand before I came here 7 years ago, and had traveled the country, but spent most of my time in the urban areas, just like most tourists, did live in Nam some years ago, and find it nothing like Thailand,, in fact as far as I can tell, no place in the world is like Thailand. sorry to find this out to late, after I have sunk so much and met my wife and got married.
I could very easy walk away from the material, but I am connected to my wife and that would be a tough call.
Thats why I said to live in the area that you think you would like, not just look at it but live there for a couple of years, know what they do there, and as I stated before, Thai are the most inconsiderate bastards I have ever seen, and I will always say that.
